After paying off the loan directly at the provident fund counter, what needs to be done is:
Step 1: Go to the Provident Fund Management Center (Fangzhuang) and issue a certificate of full repayment of the housing provident fund loan of Beijing Housing Provident Fund Management Center (hereinafter referred to as "the certificate of repayment").
The location is on the second floor of Fangzhuang Provident Fund Management Center. Ask the service desk for a "proof of repayment" and they will give you a number to go to the counter. You need the original ID card and the original provident fund loan contract (the one with orange cover). Beijing Housing Provident Fund Management Center has paid off the housing provident fund loan in triplicate, stamped with a red seal and dated separately.
You can complete the certificate in a few minutes, and then the counter will give you a description of the guarantee termination procedures of Beijing Housing Loan Guarantee Center, which means that your certificate here has not been completed, and you have to go to another place diagonally opposite Beijing to continue it.
Step 2: Give the bank a repayment certificate as a record.
When you leave Fangzhuang Provident Fund Center, you can stop by Fangzhuang's CCB Urban Construction Sub-branch (most people are this bank, if not CCB, it is the bank that gave you the loan at the beginning anyway) and give the "repayment certificate" just issued by the Provident Fund Management Center to the counter (one third, and then you have two copies left) in case of emergency. They will look at the original ID card and provident fund loan contract, and there is nothing wrong in the bank.
Step 3: Go to Beijing Housing Loan Guarantee Center for guarantee termination.
Fangzhuang is the provident fund management center and Zhongguancun is the housing security center. The two brothers are really not close. You must trek from Fangzhuang to the North Fourth Ring Road and go through the "guarantee termination procedures". The good news is that you don't have to go on the same day. Although it is said that within three days, it is nothing in a few days.
The guarantee termination procedure is very simple. Call the counter, review the information, take away the repayment certificate, issue a loan repayment confirmation, and give you an original purchase contract stored in the guarantee center. Finally, check if there are any other arrears, and you can go.
Venue: 7th Floor, West Block, Modern Building, No.56 North Fourth Ring Road West (200m west of Dinghao Electronic Market).
Materials to be carried: ID card, marriage certificate, loan contract, repayment certificate, guarantee fee invoice issued at the beginning of provident fund loan, property right certificate (this does not apply to price-limited house owners who have not obtained property right certificate). Note: All must be originals. Processing time: Monday to Friday, 9: 00-1:30, 13: 00- 16: 00.
Reminder:
1. There are many people in the guarantee center, so go as soon as possible. If it is difficult to ask for leave, you can also arrange for Fangzhuang to go to Zhongguancun at noon in the morning, but you should bring both certificates when you go out.
If you want to handle it in person, it seems that you have to bring a bunch of documents if you do it on behalf of me. It is said that there are several people registered in the real estate license, and those people must personally bring their own documents to the guarantee center. It's not clear yet.
3. The guarantee fee will not be refunded. After 2004, the guarantee fee invoice issued by the provident fund loan will not be refunded.
Only by handling these things properly can we really pay off the provident fund loan. The rest is to get a good certificate and urge developers to issue real estate licenses as soon as possible!
