After the signing of the contract, if the rent is not paid within three days, it will be regarded as a breach of contract, and the company will forcibly deduct the rent and deposit of the lessee 1 month; For tenants who still refuse to pay the rent or move out after the reminder, the company uses the spare key to enter the room and forcibly evict the tenants. The case involved many crimes, such as forced trading, illegal invasion of houses, fraud and so on. The public security organs in Beijing have filed a case for investigation and criminally detained 3 1 person.

2. Wuhan Jinyu Tongda Real Estate Agency Co., Ltd. maliciously deducted the lessee's deposit and encroached on the lessor's rent. Wuhan Jinyu Tongda Real Estate Agency Co., Ltd. conducts house leasing intermediary business, first signs a lease contract with the lessor, and then sublets the house to the lessee. After collecting the lessee's deposit and rent, the rent will not be transferred to the lessor, and the lessee will not return the deposit after withdrawing the rent, resulting in the violation of the legitimate interests of the lessor and the lessee. The company's behavior violated the provisions of Article 25 of the Measures for the Administration of Real Estate Brokers. The Real Estate Management Bureau of Wuhan Donghu New Technology Development Zone ordered it to make corrections within a time limit and record its bad credit records in the credit file according to the provisions of Articles 37 and 31 of the Measures for the Administration of Real Estate Brokers. At the same time, the company's illegal behavior clues were transferred to the public security organs and market supervision departments for investigation and handling.

3. Taiyuan Genesis Real Estate Agency Co., Ltd. deducted the lessor's rent and illegally carried out the lease consumer loan business. Taiyuan Genesis Real Estate Agency Co., Ltd. failed to pay the rent to the lessor after the lessee paid the rent, which caused the lessor to drive the lessee away. The company also cooperates with a small loan company in Shanxi, and the loan company provides rent loan business for the lessee in the name of third-party guarantee. Taiyuan Genesis Real Estate Agency Co., Ltd. illegally carried out the rental loan business by using the financial loan platform. Taiyuan Housing and Urban-Rural Development Bureau exposed the company and transferred the case to the public security organ for investigation and handling.

4. Guangzhou Mingrun Property Management Co., Ltd. conceals important information that affects the rental of houses, resulting in serious security risks for people to rent houses. Guangzhou Mingrun Property Management Co., Ltd. operated and rented four buildings in a village in Panyu District, Guangzhou, which were assessed as unqualified by Panyu District Housing and Urban-Rural Development Bureau of Guangzhou. Concealing this situation, the company still invites rents from outside, which violates Article 9 of Guangzhou Housing Lease Management Regulations (revised on 20 15). Panyu District Housing and Urban-Rural Development Bureau of Guangzhou imposed a fine of 30,000 yuan in accordance with Article 27 of the Regulations of Guangzhou Municipality on Housing Lease Management (revised on 20 15).

5. Shenyang Craftsman Technology Co., Ltd. deceives people to rent a house. Shenyang Jiangyu Technology Co., Ltd. promises to lease for two months when the lessee explicitly proposes to lease for two months, but it must sign a contract of 1 year first, and return the deposit after two months. After 65,438+0 months of contract performance, the company requires the lessee to perform according to the lease contract signed in 65,438+0 years. If the contract is terminated in advance, it is necessary to pay liquidated damages or go through subletting procedures. Therefore, there was a dispute between the two sides, which triggered a complaint. After investigation by Shenyang Real Estate Bureau, the company has not yet filed a case. According to the provisions of Articles 25 and 37 of the Measures for the Administration of Real Estate Brokers, Shenyang Real Estate Bureau ordered it to make corrections within a time limit, and the illegal acts were recorded in the credit files.

6. Jilin Juke Youjia House Leasing Management Co., Ltd. maliciously deducted the rent of the lessor. Jilin Juke has a house lease management company that fails to perform its contractual obligations and maliciously deducts the lessor's rent. Changchun Housing Security and Housing Authority recorded the company's bad credit record in the credit file according to Article 31 of the Measures for the Administration of Real Estate Brokers.

The six cases reported this time continue to focus on the worries and worries of the masses in the process of housing leasing, mainly focusing on illegal acts such as violently expelling the lessee, maliciously deducting the deposit rent, and concealing important housing information. To carry out the work of rectifying the chaos of housing rental agencies is to face up to these chaos, rectify and standardize the order of the housing rental market, purify the housing rental market environment and effectively protect the legitimate rights and interests of the people.
