According to the "People's Republic of China (PRC) Public Security Administration Punishment Law" and the "Regulations of the Ministry of Public Security on Public Security Administration of Rental Houses", we should be responsible for the eight legal risks that need to be guarded against in the process of renting houses:

1) If the lessor rents the house to a person without an ID card, or fails to register the name, ID card type and number of the lessee as required, it shall be fined from 200 yuan to 500 yuan.

2) If the lessor knows that the lessee is using the leased house for criminal activities and fails to report to the public security organ, it shall be fined between 200 yuan and 500 yuan; If the circumstances are serious, he shall be detained for less than 5 days and may be fined less than 500 yuan.

3) If the lessor fails to sign the security responsibility guarantee, it shall be ordered to go through the formalities within a time limit and confiscate the illegal income. If the circumstances are serious, a fine of less than 5 times the monthly rent may be imposed.

4) If the lessor rents the house to the lessee without legal and valid documents, it shall be given a warning and fined less than 3 times the monthly rent.

5) If the lessor fails to fulfill its safety responsibilities and finds that the lessee is using the leased house for illegal and criminal activities, or fails to stop or warn the suspected illegal and criminal activities, or a case or public security disaster accident occurs, it shall be ordered to stop renting, and may be fined 0/0 times of the monthly rent/kloc.

6) If the lessee sublets or lends the leased house to others and fails to report to the public security organ as required, he shall be given a warning and his illegal income shall be confiscated.

7) If the lessee illegally produces, stores or deals in inflammable, explosive and toxic dangerous goods, the goods shall be confiscated and a fine of 10 times the monthly rent shall be imposed.

8) If the leased unit violates the regulations, the county (city) public security bureau or the municipal public security bureau will punish it, and the person in charge of the unit or the person directly responsible will be fined less than twice the monthly salary.

I suggest that you pay attention to the following points when renting a house: ask the landlord to show your real estate license and ID card, because there is housing information and landlord identity information registered on it, so that you can know whether the ownership information, mortgage information and landlord information of the house are true or not.
