1, building spacing
The distance between buildings refers to the distance between the external walls of two buildings, including the front and rear distance and the left and right distance. For developers, the two buildings are interdependent, and all they squeeze out is money. However, for property buyers, the building spacing is too small, and the ventilation, lighting and sunshine time will be affected, and the quality is poor.
According to the normal standard, the distance between the front and rear buildings is 1.2 times the building height, the distance between floors is 6m, the distance between floors is 9m, and the distance between floors is 13m. But at present, there are not many developers who can use this standard to build real estate. When buying a house, buyers should not only look at the distance on the sand table, but also ask whether the actual data is true.
2. Floor area ratio
The simple understanding of the plot ratio is the building density of the community. The smaller the plot ratio, the better the living experience. The floor area ratio of improved property buyers shall not exceed 3.5, with a limit of 4.5.
3. The green rate and greening rate of residential areas
The green rate is different from the green rate. Green rate is the most commonly used concept for developers. If green vegetation is planted on the roof of the house, it can also be said to be included in the green rate. The green rate can be used to measure the greening level of the community. Usually, the greening rate of the community cannot be lower than 30%.
4. Room rate and pool area
Property buyers can simply understand that the higher the housing rate, the better, and the less the pool area, the better. Usually, the occupancy rate of multi-storey, small high-rise and high-rise residential buildings decreases in turn, and the higher the number of floors in the same building, the smaller the occupancy rate. However, it is not better if the occupancy rate is not limited. Generally, there are more than 80% multi-storey buildings and about 70% high-rise buildings. The floor area ratio is too large, and the area of elevators, stairs and corridors is too small, which will also reduce the comfort of life.
5. Gift area
Most of the gift areas of developers are private gardens, outcrops, bay windows, balconies and so on. But buyers should find out which areas are real gifts and which are fake gifts. If it is a closed balcony, the cost is actually within the house payment. If it is a private garden, it is illegal.
Outdoor space belongs to public space except the house bought by property buyers, and property buyers do not own it. If it is an outcrop gift, the outcrop itself will not be included in the construction area of the real estate license, so there is no gift.
6. Wide and deep
The width of a room, also called a studio, refers to the distance between things. The bigger the studio, the better the lighting surface, the more magnificent the living room and the more comfortable the bedroom. Depth refers to the distance between north and south. The depth should not be too large, which will affect the lighting. The pistol type seen when buying a house is a typical depth.
7. Parking space ratio
The parking ratio of ordinary residential quarters should be at least 1: 1, and that of high-grade residential quarters should be at least 1: 2, otherwise there will be no parking spaces after work, and cars may not have a fixed ownership every day.
8. Floor height
If you want to choose a good house, it is also very undesirable to ignore the height. Generally, the height of ordinary high-rise residential buildings is 2.9m, with little difference. But if you buy a duplex or a jump floor, then the height will affect the price of the house, which is also closely related to the comfort of living in the future.
