Article 5 The main responsibilities of both parties are:

2. Party A and Party B shall assist and cooperate with the relevant departments to do a good job in the investigation and punishment of house leasing, house safety, fire safety, public security, family planning and manufacturing and selling fake and inferior commodities.
Article 6 Rights and obligations of Party A:
1. Deliver the house and equipment to Party B according to the contract. If the house is not provided as agreed, Party B shall be paid liquidated damages according to the monthly rent for each day overdue.
2. Party A's maintenance responsibility: structural problems of the house.
3. When transferring the house within the lease term, Party B shall be informed in writing months in advance (not less than 3 months); The mortgage of the house shall be notified to Party B in writing days in advance.
4. If Party B is found to have changed the structure and use of the house without authorization, resulting in the loss of the leased property, or Party B has been in arrears with the rent for more than months, Party A may terminate the contract, take back the house and demand compensation for the loss.
Article 7 Rights and obligations of Party B:
1. Pay the rent on time. If the rent is overdue, Party B shall pay liquidated damages to Party A according to the monthly rent for each day overdue.
2. Party B's maintenance responsibility: the house is not structural.
3. After the lease expires, the original leased house shall be returned to Party A; If it is necessary to continue to lease the house, it shall be negotiated with Party A days in advance, and both parties shall sign a separate contract.
Article 8 The property management fee, water fee, electricity fee and other expenses agreed by Party B shall be paid separately. Party B's property management fee shall be paid to the property management office on. If Party A terminates the lease contract in advance, it shall compensate Party B for one month's rent; If Party B terminates the lease contract in advance, Party B shall compensate Party A for one month's rent.
Article 9 If either party fails to perform the terms of this contract or violates relevant laws and regulations, and fails to perform within a reasonable period after being urged, the losses caused thereby shall be borne by the responsible party.
Article 10 During the lease term, if force majeure affects the performance of the contract, Party A and Party B shall timely negotiate and solve it according to relevant laws and regulations.
Article 11 This contract is made in duplicate, one for each party, and submitted to the street (town) rental house management service center for the record.
Article 12 In case of any dispute during the performance of this contract, both parties shall settle it through negotiation. If negotiation fails, a lawsuit shall be brought to the people's court or the Guangzhou Economic Arbitration Commission for arbitration.
Article 13 This contract shall come into effect as of the date of signature by both parties.
