Sheng Guoqing, chief statistician of the Urban Department of the National Bureau of Statistics, explained that in April 2022, among 70 large and medium-sized cities, the number of cities where the sales price of commercial housing decreased increased, and the sales price of commercial housing in first-,second-and third-tier cities generally showed a downward trend, which continued to decline year-on-year.
Chengdu's 0.8% month-on-month increase led the rise and fall of these cities to become the focus. It is worth noting that Chengdu has become a "big hot spot". In April, the prices of new houses were led by Chengdu and Guiyang, up 0.8% from the previous month, while the prices of second-hand houses were led by Chengdu, up 0.7% from the previous month.
According to the official website of Chengdu Municipal People's Government, in the past year, Chengdu's property market regulation policies have been frequent. On May 16 this year, the Office of the Leading Group for the Stable and Healthy Development of Chengdu Real Estate Market issued the Notice on Supporting the Demand for Rigid and Improved Housing, and issued four new policies for the property market, including optimizing the pre-sale handling conditions, optimizing the supervision of pre-sale funds, optimizing the identification standards for the total number of family housing units, and optimizing the identification standards for families without housing.
Among them, the latter two aspects are more concerned. In terms of optimizing the criteria for determining the total number of family houses, when buying a house in the central city, the purchased or newly purchased houses in the suburbs (cities) and counties of Chengdu are not included in the total number of houses under the family name. In terms of optimizing the criteria for identifying families without housing, the buyers and their family members who have no own housing in Chengdu and have no housing transfer records within two years before the date of purchase registration are regarded as families without housing. This means that the number of eligible families can buy houses has increased, which may have a pulling effect on the subsequent purchase of houses in Chengdu.
Conclusion The sales price of new houses in Shenzhen decreased by 0. 1% month-on-month, which was the first decline since 2022. According to industry analysis, on the one hand, the decline is caused by Shenzhen's strict property market regulation policy; On the other hand, it is also related to the decline in market demand caused by the epidemic. According to the public data of Shenzhen Real Estate Information Network, in March this year, 2,859 new houses and117 second-hand houses were sold in Shenzhen. The number of new house transactions was the lowest in the same period of the past three years, which was nearly 50% lower than the data of 5,305 transactions in March 2026, 438+0.
