2. After Mr. D confirmed the intended real estate project, we arranged a time for Mr. D to translate with overseas developers and law firms, reconfirm the details of the real estate to be purchased through video, finally select the real estate, negotiate the price with the developer, confirm the payment time of the house payment, and sign a reservation agreement.

3. According to the agreement, Mr. D remitted the deposit to the developer's account and the lawyer's fee to the lawyer's building account on the same day.

After receiving the lawyer's fee, the lawyer has prepared Mr. D's house purchase contract, bank account opening form and other documents, and is ready to sign them within 3 working days.

Portuguese lawyers will submit the account opening documents to the bank for subsequent account opening after receiving them. At the same time, the developer is required to sign the purchase contract, and then the original contract signed by the three parties is mailed to Mr. D, and the purchase process is over.

Second, parents buy houses on their behalf.

If investors work or study abroad, they can't go to Portugal to see the house. In addition to buying a house through video, they can also ask their parents in China to buy a house on their behalf. Next is the case of investor Mr. S buying a house.

Mr. S is studying in Canada and has no job. 20 16, my mother did it for me, went to Portugal to choose a house, signed a reservation agreement, and paid the deposit and lawyer's fee. However, the bank account opening form, house purchase contract and other documents need to be signed by Mr. S and his lawyer in person, but Mr. S can't go to Portugal or return to China, and the lawyer refuses to sign the documents by video on the grounds that he can't confirm whether he is in Canada.

After communication and consultation, the lawyer suggested that Mr. S contact the Portuguese Embassy in Canada and sign the above documents there for signature authentication. After signing, mail the original signature to the Portuguese lawyer.

It is worth noting that Mr. S's account opening documents need to provide the original Canadian study abroad certificate and Canadian address certificate in addition to the documents normally required (translated ID card and passport). When the documents are ready, they can be mailed to Portuguese lawyers together with the signed documents mentioned above.
