Note: I am a layman. The following process is my personal experience and post-event summary in handling the real estate license in June 20 14, for reference only. Calm down and look at the following information. It is not difficult for individuals to apply for real estate licenses.
The first step: first find out the existing information at hand. The following materials should be available:
1. 1 original commercial housing sales contract.
2.* * 65,438+0 original bank individual housing loan contract (i.e. mortgage contract).
3. 1 original deed tax payment certificate. (If not, please consult the developer)
4. The original of "Special Receipt for Special Maintenance Funds for Residential Buildings" is 1. (If not, please consult the Community Management Office)
5. The original and several copies of the owner's ID card.
Step 2: If the owner handles it in person, go directly to step 3. If you entrust others to handle it, you need to handle the entrusted notarization first. The following are the steps to handle the entrusted notarization.
1. Prepare 1 Original and photocopy of the ID cards of the owner and customers. There are several names and owners in the commercial housing sales contract.
2. Prepare the original and 1 copy of the Commodity House Sales Contract.
3. All owners and customers go to Dongguan Notary Office to handle entrusted notarization, and the specific situation will be known when consulting there.
4. Address of Dongguan Notary Office: 7th Floor, Block B, Hongxi Center, No.2 Tiyu Road, Chengnan District (opposite to Jiadun Biscuit Factory). Tel: 2366 1736, 2366 1738.
5. Notarization fee: 200 yuan/set, book exchange fee 100 yuan/set, and two notarial certificates can be issued.
6. It is suggested to open several notarial certificates, one for each 20 yuan. Because there are 1 real estate agents, 1 banks and 3 Cheng Nan housing management offices, at least 5. If you need to reissue certificates and materials halfway, you have to bring a notarial certificate back, which is more troublesome.
7. After the notarial certificate is issued, there is no need for the original ID card of the owner in the future.
8. You can get the notarial certificate in one week.
Step 3: Apply for information in the bank.
1. Prepare 1 Original and photocopy of the owner's ID card. (or owner's ID card 1 copy, original and copy of the client's ID card 1 copy)
2. Prepare the original "* * Bank Personal Housing Loan Contract".
3. Prepare 1 notarial certificate. (if entrusted)
4. Go to the mortgage bank and tell the staff to handle the real estate license and issue relevant information.
5. About two weeks later, I went to the bank to get back two applications for registration of real estate in Dongguan City, Guangdong Province (registration of mortgage establishment), with the official seal of the bank and the private seal of the legal person on both sides.
Step 4: Go to the developer for information. Complete this step while waiting for the information from the bank.
1. Prepare 1 Original and photocopy of the owner's ID card. (or owner's ID card 1 copy, original and copy of the client's ID card 1 copy)
2. Prepare the original commercial housing sales contract.
3. Prepare 1 notarial certificate. (if entrusted)
4. Go to the developer, tell the staff to apply for the real estate license and issue relevant information, and generally get the required information back on the spot. Sometimes it takes two or three days.
5. Take back the Application for Real Estate Registration in Dongguan City, Guangdong Province (ownership transfer, change and cancellation of registration) 1 copy, and affix the official seal of the developer and the private seal of the legal person on the front and back.
6. Take back the first copy 1 original of Dongguan Real Estate Registration Certificate.
7. If you don't know where the developer is, you can ask the community management office.
Step 5: Go to the surveying and mapping company for information. This step can be completed while waiting for the information from the bank.
1. Prepare 1 commercial housing sales contract.
2. Just go to the surveying and mapping company provided by the developer. The surveying and mapping fee is 200 yuan/set, and 3 working days is desirable.
3. Take back 1 property plan and property inspection registration form.
4. The surveying and mapping company I went to: Le Wei Institute of Surveying and Mapping, Tel: 22883288, Address: Cheng Nan Housing Management Office 120m.
Step 6: Summarize the information needed for housing management.
1. Application Form for Real Estate Registration in Dongguan City, Guangdong Province (ownership transfer, change and cancellation of registration) 1. (Original copy received by the house management)
2. Two application forms for real estate registration in Dongguan City, Guangdong Province (mortgage establishment registration). (Original copy received by the house management)
3. 1 The first copy of the real estate registration certificate of Dongguan City, Guangdong Province. (Original copy received by the house management)
4 "deed tax payment certificate" in quadruplicate. (Original copy received by the house management)
5. The original and two copies of the owner's ID card. (or 2 copies of the owner's ID card and 2 copies of the client's ID card) (the real estate management office receives the original)
6. The original registration fee payment form 1 in triplicate. (Step 7, item 3 will be mentioned, don't worry. The original copy received by the house management. )
7. "Real Estate Plan" and "Real Estate Inspection Registration Form", in total 1 copy. (Original copy received by the house management)
8. The original and copy of the third copy of the Special Receipt for Residential Special Maintenance Fund are 1. (Copy collected after verification by the Housing Management Office)
9. 1 Original commercial housing sales contract. (Check the information, no charge)
10.* * Bank individual housing loan contract (i.e. mortgage contract) 1 original. (Check the information, no charge)

12. Ok, one step away!
Step 7: Go to Chengnan District Housing Management Office. Address: Floor 2, Guang Cai Chengnan Office Building, Guantai Road. Tel: 22988378.
1. Go to the second floor, go straight to the "Drawing Review" in Window 6, and submit the original commercial housing sales contract 1 copy, the property plan 1 copy, and the property inspection registration form 1 copy. Wait 10 minutes to complete the review and get back the submitted materials.
2. Go to window No.2 to "charge" immediately, submit the original commercial housing sales contract of 1, and then swipe UnionPay card to deduct 80 yuan/set. Attention, there is no cash!
3.2 A receipt will be given after payment is made at Window 6, which is the original registration fee payment form mentioned in Item 6 of Step 6.
4. Prepare all the information needed for the sixth step, striding to the "property registration" in the No.3 window and enjoying the personal service brought by the staff sister! The whole process takes 20 minutes.
5. Finally, the staff's sister printed 1 copy of Dongguan Housing Registration Application Acceptance Form and took it home for you. 1 month later, she returned to the housing management office and went to window 7 to get the certificate.
6. It is said that the service attitude of each window of Cheng Nan Housing Management Office is good, and you can answer any questions.
Note: All materials and forms must be filled in and signed under the guidance of the staff, not in advance. It is estimated that it is not allowed to be altered if it is filled in incorrectly.
