At the meeting, the "Proposal of Taizhou Real Estate Association on Consciously Maintaining the Stable and Healthy Development of the Real Estate Market" was issued. The proposal pointed out that the current development of the real estate industry has encountered some difficulties due to factors such as regulatory policies and epidemic situation. At the critical moment of industry development, in order to better promote the steady and healthy development of Taizhou real estate market and maintain market order, Taizhou Real Estate Association issued an initiative to all real estate development enterprises, including requiring all real estate enterprises to strengthen industry self-discipline and standardize business practices; Establish a sense of the overall situation, reasonable pricing and sales; Strive to improve product quality and service level.

Specifically, the proposal points out that all real estate development enterprises should conscientiously implement the relevant national, provincial and municipal laws, regulations and policies, follow the principles of openness, fairness, voluntariness and honesty, consciously abide by the law, strengthen industry self-discipline, operate according to law, enhance their sense of social responsibility, consciously maintain a good market order and fulfill their social responsibilities.

All real estate development enterprises should firmly establish the overall awareness of maintaining the stable and healthy development of the real estate market, actively maintain market stability, legally and reasonably determine sales prices, scientifically and reasonably formulate promotion plans, do not maliciously reduce prices, and do not take unfair means to vicious competition.

In addition, the proposal also shows that all real estate development enterprises should strive to improve product quality and service level by improving production and operation methods, provide consumers with goods and services with excellent prices, obtain legitimate interests in market competition, compete in an orderly manner, and maintain market stability.

All real estate development enterprises should practice the "sunshine declaration", consciously maintain the order of the real estate market, create a sunny, transparent, honest and trustworthy real estate market environment, and must not use deceptive and misleading language to induce buyers to trade; Do not use market price fluctuations to deceive consumers and engage in price fraud; Do not publish false advertisements, fabricate and disseminate false market information to mislead buyers' expectations; Do not provide convenient services for illegal transactions and disrupt market order.

The meeting also reviewed and approved the work report and financial revenue and expenditure report of the second Council of the fifth session of the Association. The report puts forward the preliminary opinions on the work of the association in 2022, including strengthening the research on the real estate market, carefully judging the situation, reflecting the demands of members, making suggestions for urban construction, and promoting the virtuous circle and healthy development of the industry.

The report pointed out that since 20021,the real estate sales situation in Taizhou has been improving continuously. However, the tight real estate financial policy since August, the debt crisis of some listed real estate enterprises and the COVID-19 epidemic in Yangzhou have obviously cooled the real estate market in Taizhou, and the market sales situation in the past two months is grim. Fortunately, the recent intensive voice of the central high-level officials about the steady and healthy development of real estate and the practical improvement of the real estate financing environment have restored our confidence. The the Political Bureau of the Communist Party of China (CPC) Central Committee Conference and the National Economic Work Conference held in February, 20021determined the path of real estate policy in 2022, that is, "stick to the orientation that houses are used for living, not for speculation, strengthen the expected guidance, explore new development models, adhere to both rent and purchase, accelerate the development of long-term rental market, promote the construction of affordable housing, support the commercial housing market to better meet the reasonable housing needs of buyers, and promote a virtuous circle of the real estate industry due to the city's policy." This has strengthened our confidence and is also the basic follow-up of our association work in 2022.
