Can I apply for a replacement of the lost real estate license?

At this stage, the country implements real estate registration, and it is impossible for citizens to apply for a replacement if their real estate license is lost. They can only go to the local housing management department for real estate registration certificate with the ID card of the head of the household, the relevant proof materials of the source of the property ownership, the proof documents of the registration reasons, the property ownership certificate and other materials.

First, the law clarifies the information needed for real estate registration.

Article 16 (1) of the Provisional Regulations on the Registration of Real Estate (the State Council Order No.656) clearly stipulates that the applicant shall submit the following materials and be responsible for the authenticity of the application materials:

(1) Application for registration;

(two) the identity documents and power of attorney of the applicant and the agent;

(three) the relevant certification materials of the source of real estate ownership, the certification documents of the reasons for registration and the certificate of real estate ownership;

(4) Property boundary, space boundary, area and other materials;

(5) A statement on the interests of others;

(six) other materials as prescribed by laws, administrative regulations and the detailed rules for the implementation of these regulations.

The real estate registration institution shall publicly apply for registration in the office and portal website, including the material catalogue and model text.

Second, the information required for real estate certificates shall be subject to local policies.

Taking Beijing as an example, the local supplementary registration (2) clearly states that before supplementary registration, the applicant must submit the identity certificate and other materials, apply to the file window for publishing the loss statement of the immovable property certificate (certificate), and provide the following materials to apply for the immovable property registration certificate:

(a) the original examination and approval form for real estate registration;

(two) the original application for a new card;

(3) the identity certificate of the applicant;

(4) Other necessary materials.

Where an application is made to reissue the certificate of real estate rights, and the real estate has been registered with other rights or registered in advance, the real estate right holder shall reissue the corresponding real estate registration certificate together with the relevant right holders.

Third, according to personal experience, at this stage, the state clearly implements real estate registration. After the real estate license is lost, the housing management department will not set up a real estate license to reissue it. After the real estate license is lost, citizens can apply to the local housing management department for real estate license.

Citizens who have not registered real estate need to bring the owner's ID card, house purchase contract and other materials that can prove that they hold real estate to the housing management department to apply for a new real estate registration, and then apply for a real estate registration certificate.
