Party B (lessee):
Party A and Party B have reached the following agreement on renting Party A's house through friendly negotiation:
1. Party A will lease the square meter area to Party B for use.
2. The lease term of Party B is from the date of the month to the date of the month. For a period of time.
3. The rent shall be paid in cash, monthly, and Party B shall pay the rent for one year at a time.
Four. Party A shall show Party B the original house ownership certificate and relevant certificates.
5. Party B shall bear all the management expenses of the house during the lease period, including community management fees, TV viewing fees, water, electricity, gas and telephone charges.
6. During the lease period, Party B must take good care of the premises and facilities. In case of damage, Party B shall be responsible for compensation or repair. If Party B needs to decorate or change the structure of the house, it must be approved by Party A. When the contract expires, it shall be handled according to the principle of repairing the old and making use of the waste.
7. During the lease period, Party B shall not use the leased property as an illegal business place. Once found, except for legal sanctions, Party A has the right to take back the house without returning the remaining rent.
8. During the lease term, Party B shall not sublet the house to others without the consent of Party A.. If it is sublet without Party A's consent, this agreement is invalid, and Party B shall bear the safety responsibility.
9. When the lease expires, if Party B needs to continue renting the house, it shall negotiate with Party A one month in advance and pay the rent for the next year in advance. If Party B does not renew the lease and pay all the expenses during the lease term, it shall return the key of Party A to Party A or the intermediary and settle the relevant formalities. If Party B fails to handle the responsibilities in this way, Party A and the intermediary have the right to rent out the house or use it separately within five days after the lease expires.
This agreement is made in duplicate, which shall come into effect after being signed by the representatives of both parties, and has legal effect, and both parties must abide by it.
Legal basis: Article 213th of People's Republic of China (PRC) Contract Law. The contents of the lease contract include the name, quantity, use, lease term, rent and its payment term and method, maintenance, etc.
Article 214 The lease term shall not exceed 20 years. More than twenty years, the excess part is invalid.
Upon the expiration of the lease term, the parties may renew the lease contract, but the agreed lease term shall not exceed 20 years from the date of renewal.
