Therefore, in order to meet the needs of market development, it is necessary to further optimize the industrial land control indicators in the region according to the latest policy documents.
Legal basis: Article 2 of the Regulatory Detailed Planning for the Eastern District of Xinzhuang Town, Changshu City. This revision mainly involves the revision of local plots of two basic control units, XZ-ZD-A and XZ-ZD-F, as follows:
1, basic control unit XZ-ZD-A
(1) Add 1 spillway gate and 1 drainage station (U32) in Tantang River near Binhe Road.
(2) According to the actual construction demand, on the premise of meeting the requirements of relevant codes, further optimize the control indexes of two second-class residential land (R2) plots north of Xinyang Avenue and east of Binhe Road, in which the building density is changed from no more than 20% to no more than 28%, and other control indexes are consistent with the original control regulations.
2. Basic control unit XZ-ZD-F
According to the relevant policy documents of our city, we advocate the construction of high-standard factories and industrial elevators with four or more floors to improve the intensity of industrial land development. Among them, the industrial land control index, the floor area ratio is not less than 0.8; The building density shall be controlled within 60%; The green rate is controlled at no more than 20%; There is no requirement for building height. The modification of industrial land control index mainly involves the basic control unit XZ-ZD-F.
