Due to the inaction of grassroots cadres in Futian, Shenzhen, the communities at Futian Port have become the hardest hit areas by property conflicts. The normal demands of the owners of Jindi Mingjin, Tianze and other communities to establish property committees cannot be dealt with in a timely manner.
Dear leaders of Shenzhen Property Supervision Office and Futian District Property Supervision Section:
? (1) I have lived in Jindi Mingjin Community in Futian Fishing Village for nearly ten years. The association has not been established. Is it because the owners don’t want to establish it? Or is Gemdale Properties blocking the establishment? Or is it that the Fisheries and Farmers Community Workstation has other hidden agendas, is working on one truck, two trucks, and three grinders, and is not actively safeguarding the rights and interests of owners in accordance with national policies?
(2) In early 2018, given that the living environment in the community was getting worse and worse, and even life safety was not guaranteed (no exaggeration, please see the record below for details), the owners organized themselves and prepared to set up a business. Committee, just when the owners were about to submit an application to the Futian District Property Supervision Section, the Fishery and Rural Community Work Station, which had been inactive for 10 years, suddenly became active. (3) The Fisheries and Agriculture Workstation delayed taking action until the legal deadline, and finally issued a notice to establish the owners’ preparatory committee, allowing everyone to sign up as candidates people. The voluntary owners organized again and submitted 8 candidates. On the last day of the legal deadline (August 31, 2018), the owner representatives went to submit materials, but did not see the candidates submitted by the so-called other owner representatives. But in the past few days, when I asked about the progress, there were actually 4 more candidates. I don’t know how they created them. Did they not exceed the deadline? Who knows.
(4) It has been a long wait again. Until today (October 14, 2018), every time I ask about the progress, I am told that the workstation is very busy and there are too many communities under management. We only know that in every community under the Fisheries and Agriculture Workstation, the owners are fighting to establish property owners committees, which is no less than the struggle against landlords in the old days. Some owners (Tianze Garden) were set up by some unknown forces. The management office gave gifts to the instigating owners. They were videotaped and were arrested and imprisoned. The owners of Hong Kong City Huating, after a difficult game, won the battle, established an owners committee, and selected properties that safeguarded the interests of the owners.
(5) Owners are a vulnerable group. They are usually very busy and have no time. Secondly, information is not flowing smoothly. If the government departments do not stand up for the people and do not fight for fair rights for the owners, it will be very difficult for them to do so. It is easy for dark forces to take advantage of the loopholes and occupy the legitimate interests of owners for a long time. The owners are not in a position to investigate the underlying problems, so they cannot baselessly speculate on grassroots cadres’ corruption, inaction, collusion with the business, property management corruption, malfeasance, or all kinds of darkness. They can only place their hopes on the government’s specialized departments. Exercise your own management functions and organize the owners to set up property owners committees, so that the community can enter a positive and normal cycle. 2. The community is full of stench, garbage and debris block the corridors and rescue passages. Once a fire breaks out, it is unimaginable and the hidden dangers are huge.
(1) The community has a serious lack of investment in sanitation and is dirty and messy. Germs breed everywhere and there are many hidden dangers.
(2) The hygiene on the first floor is particularly poor. There are shops and too much garbage. You can see garbage everywhere when you go in and out in the morning and evening.
(3) Hygiene and disinfection issues on the third and fourth floor platforms and green belts (most importantly, dog urination and defecation issues).
(4) Hygiene and disinfection of the lobby of each building (damage to glass doors and door clocks). (2) The commercial investment strategy of the community is poor, and many self-employed individuals, express delivery companies, etc. have been introduced, resulting in poor basic quality of the community. It is recommended to clean up the commercial investment and introduce high-quality and brand companies;
(3) The square dance venue is unreasonable. It is just under the window between Building 1 and Building 5. The noise from the square dancing is from 8:00 to 9:30 in the evening, when children are doing homework. It is harmful. Very large;
(4) At the entrance of the unit and in the square on the first floor, social workers often stay, and the phenomenon of playing cards and gambling is serious;
