1. The order of realization of security interests is as follows:

(1) When two or more creditor's rights are secured by the same thing, the creditor's rights with priority shall be exercised first;

(2) Legal security interests take precedence over intentional security interests, that is, liens take precedence over mortgages;

(3) If both mortgage and pledge exist on the same collateral, if the mortgage is established before the pledge and registered according to law, the mortgage takes precedence over the pledge.

2. Legal basis: Article 394th of the Civil Code of People's Republic of China (PRC).

In order to ensure the performance of the debt, if the debtor or a third party mortgages the property to the creditor without transferring the possession of the property, if the debtor fails to perform the due debt or realize the mortgage according to the agreement of the parties, the creditor has the right to be compensated in priority for the property.
