3. Real estate brokerage fee
This is our traditional intermediary fee for housing transactions. Generally, according to the relevant regulations of the price department, the agency fee for housing sales is charged at 0.5%-2.5% of the total transaction price. For the sole agent, the charging standard may be appropriately increased after consultation between the entrusting party and the real estate intermediary agency, but the maximum is not more than 3% of the transaction price.
At present, the agency fee is generally charged at 2.7% of the total house price, including 2.2% agency fee and 0.5% guarantee service fee (guarantee fee). Small agencies generally charge 1- 1.5%, which is slightly higher for large companies.
When is the right time to hand it in?
The agency fee should be paid when signing the house purchase contract. At this point, the agency process has been completed, and the agency fee should be charged. It is most appropriate to deliver the goods on the day of transfer after the online signing, because the house payment and agency fee will be more convenient and safer on the day of transfer! Under normal circumstances, many intermediary companies have to pay the agency fee on the day of signing the contract. If you don't feel at ease, you can pay one part first, and then pay the other part when you transfer the ownership. You can negotiate with the broker for details. To be on the safe side, you can choose an intermediary to hand over other warrants such as real estate license and land certificate to the purchaser and then pay the intermediary fee.
