What documents do I need to see from the landlord to rent a house?

Because I didn't read the landlord's certificate before renting, I was cheated by the second landlord. Therefore, when renting a house, you must look at the landlord's ID card and property certificate, and check whether the information of the ID card and property certificate is consistent.

When I first started looking for a job, I had to rent a house outside. At that time, I only considered the fact that the rent was cheap, and I didn't leave a heart to verify the information of the landlord. Not long after the rental contract was signed, the "landlord" paid the rent and ran away. The real landlord asked me for it. I felt sad when I thought about it at that time.

So be sure to sign a contract with the landlord. If the landlord is not here, we should not only look at the landlord's ID card and real estate license, but also look at my ID card and the relationship with the landlord. For example, if it is a husband-wife relationship, you need to look at each other's marriage certificate. Don't feel trouble. Under normal circumstances, the landlord will provide it.

At the same time, there is another detail to pay attention to. When providing a copy of the ID card to the landlord, it should be clearly stated on the copy that it is for rent only, and the handwriting should be written in the registration office to prevent the landlord from using the copy of the ID card for other purposes.

In addition to looking at the landlord's certificate, you should also pay attention to the following matters to prevent being pitted.

First, before signing the contract, you need to check whether all household appliances can be used normally. If some household appliances break down, the landlord needs to repair and deliver them before signing the contract. At the same time, check whether the sewers and toilets are normal and whether there is any odor. These need to be done in advance to prevent the landlord from not recognizing the account afterwards.

Second, check the degree of water meter, electricity meter and gas meter and write these in the contract. At the same time, let the landlord give you the card number of water and electricity, and let you bind Alipay or WeChat to facilitate daily payment. Just remember to untie it when you refund the rent.

Third, how much rent to pay and the date of payment are generally half a month in advance. How long before the lease expires, the notice of not renewing the lease halfway and the refund of the deposit must be written in the contract.

Fourth, try not to rent it on the first floor, especially the old one. Especially in the south, I rented the first floor once before, and the home was humid and there were many mosquitoes.

Fifth, it is best to have a separate bathroom, clean and sanitary, and a balcony to dry clothes. If you can't meet it, try to share it with less than three people, so that you won't be too embarrassed when you live, and take turns queuing to use the bathroom.

Sixth, the sound insulation effect must be good, which should be noted. You can close the doors and windows and feel the sound outside. This is especially important for people with poor sleep quality, otherwise they can only regret it.

Seventh, if you choose to share with others, you must choose reliable people or your colleagues and friends to share. Because if strangers who don't know each other live together, conflicts will inevitably arise because of living habits, differences in work and rest. I don't think anyone wants to make themselves uncomfortable.

These are my suggestions on renting a house. Anyway, the most important thing in renting a house is to look at the landlord's documents to prevent yourself from being taken in by a fake landlord.
