What is the process of handing over the house?
1. The developer shall notify the buyer in writing to accept the delivery within the agreed time. The proof and other relevant materials required by the owner's occupancy notice shall go to the place designated by the real estate development enterprise within the time limit required by the occupancy notice, and consult the written documents that the real estate development enterprise shall obtain according to law. (such as two books and one table); Two books refer to "residential quality guarantee" and "residential instruction manual", and one refers to "completion acceptance record form";
2. Pay attention to the area problem, ask for the "Area Measurement Form" and ask the developer about the size and composition of the pool area; The owner asked professionals to carefully check the quality of the house, record the problems and fill in the house inspection form in detail; After the acceptance of the house, the owner shall take the following measures according to different situations: in case of legal or agreed commercial house quality problems or other circumstances of canceling the purchase contract, the buyer shall decide whether to return the house within the agreed time limit and notify the real estate development enterprise in writing;
3. If there are quality problems in the commercial housing that do not meet the check-out conditions or agreed standards, the buyer can put forward the quality problems or contents that do not meet the agreed standards in writing to the real estate development enterprise, which will repair or compensate them one by one within a certain period of time. The real estate development enterprise shall repair the quality problems of the commercial housing item by item or make a written commitment to repair them, and after the buyer agrees to inspect them, both parties shall settle the house payment according to the technical report on the measured area of the commercial housing.
