The leased house is sealed up, can the lessee cancel the lease agreement?

Lawyer Gong: At the end of last year, my cousin and Wei signed a house lease agreement, and Wei rented all his houses to my cousin for five years. Recently, the court seized the house rented by my cousin on the grounds that Wei owed debts to others and the creditors had sued and applied to the court for property preservation measures. Seeing that the house can't be used, my cousin asked to cancel the lease agreement signed with Wei. Wei said that his debt lawsuit has not been decided yet, so he can't terminate the lease agreement in advance, otherwise my cousin will be liable for breach of contract. Excuse me, is it reasonable for my cousin to ask for the dissolution of the lease agreement? Reader Lan Fengli Reader: Article 94 of China's Contract Law stipulates: "In any of the following circumstances, the parties may terminate the contract: (1) The purpose of the contract cannot be achieved due to force majeure; (two) before the expiration of the performance period, one party clearly stated or indicated by its own behavior that it would not perform the main debt; (three) one party delays the performance of the main debt and fails to perform it within a reasonable period after being urged; (4) One of the parties delays the performance of debts or commits other breach of contract, which makes it impossible to achieve the purpose of the contract; (5) Other circumstances stipulated by law. " Article 8 of the Supreme People's Court's Interpretation on Several Issues Concerning the Specific Application of Law in the Trial of Disputes over Urban Housing Lease Contracts stipulates: "If the leased house cannot be used due to one of the following circumstances and the lessee requests to terminate the contract, the people's court shall support it: (1) The leased house is sealed up by judicial organs or administrative organs according to law; (two) the ownership of the leased house is controversial; (3) The leased house violates the mandatory provisions of laws and administrative regulations on the conditions of use of the house. " Your cousin signed a lease agreement with Mou Wei, and Mou Wei, the lessor, has the obligation to ensure your cousin's normal and reasonable use of the rental house. However, due to a debt dispute between Mou Wei and others, the court seized the rental house according to law, and your cousin could not use it normally, and the lease right was damaged. According to the above-mentioned laws and regulations, your cousin has the right to demand the early termination of the lease agreement, which does not constitute a breach of contract.
