How to rent a house safely when you first study in Holland?

Studying in the Netherlands, some students want to find their own houses. For most students, looking for a house by themselves for the first time in Holland, of course, they have no bottom in their hearts. Today, I will share with you some experiences of Dutch alumni in finding a house.

Intermediary renting house

If you are looking for an intermediary to rent a house, there are two things to remind you. First, there will be some extra expenses for finding a house through an intermediary, such as handling fees and agency fees. Second, some situations will lead to the loss of the deposit, such as dirty kitchen and damaged furniture.

Rental website

There are many rental websites in Holland, most of which are free. The houses on these websites are affordable and have many houses. The disadvantage is that it is difficult to distinguish the authenticity of information and lack of legal protection. Here are some Dutch rental websites:

After finding a suitable house, we are going to sign a contract with the landlord. What should I pay attention to before and after signing the contract?

Matters needing attention in signing a contract

Address: To rent a house in the Netherlands, students must have a registered address. IND requires students to provide the address to receive letters, otherwise it is illegal. I hope you don't rent a house without an address.

Contract: Contracts are usually in Dutch. In this case, students can ask the landlord to provide the English version of the contract. If the landlord can't provide it, students must check with the landlord before signing the contract, including the room number, the facilities in the room, the square meters, whether the water, electricity and gas are included, when the lease starts, the time to pay the rent, and whether there are other expenses besides the rent, such as garbage charges. If there is no explanation in the contract, everyone must ask clearly.

Payment voucher: when paying money, the other party is required to write a receipt. You can also transfer money through the bank. If you transfer money, you should indicate the other party's account number in the contract.

Landlord's identity certificate: ask the other party to provide a copy of identity certificate for the bottom.

Inspection of housing facilities: check the facilities of the house clearly, and it is best to take photos of the house and file it.
