The first case: the house has not paid off the loan. If the real estate has a loan, it must be approved by the mortgage bank or the guarantee company of the provident fund center to add the name of the spouse or child, but the general mortgagee will not agree, so in practice, the name can only be added after the loan is paid off. Therefore, if a house has a loan, it must be added or removed, and the loan must be paid off first.
The second case: the house has no loan, or the loan has been paid off, and the name of the spouse should be added. Both husband and wife bring their ID cards, marriage certificates, real estate licenses and land certificates to the housing management window of the administrative service center. Township real estate can be handled by the township housing management office. All the required expenses: the cost of adding a house name 100 yuan. The cost of adding a name to a non-residential building is 570.
There are three ways to add the name of the real estate license:
1. property right gift;
2. buying and selling houses;
3. Production registration analysis.
First, the real estate license without a loan plus the names of the parents of the wife and children.
1. Bring three certificates (marriage certificate, ID card and real estate license) and a copy;
2. Go to the housing transaction center, and the window staff will review the submitted materials;
3. Fee for adding the name of the real estate license: 1 10 yuan. Handling fee: 80 yuan handling fee, 25 yuan map fee and 5 yuan sticker fee. If it goes well, you can get the real estate license in about 20 days.
Second, there is a loan real estate license plus a name.
1. Go to the bank to change the mortgage first;
2. Processing expenses: In addition to the above-mentioned handling fee of 1 10 yuan. If the loan is provident fund, it needs to be increased by 100 yuan; If it is a portfolio loan (provident fund loan+commercial loan), 200 yuan handling fee will be added.
3. Other steps are the same as the previous process without loans.
