The work of green building engineers runs through different stages of the whole life cycle of green building projects, such as project establishment, planning, design, drawing review, construction, supervision, testing, completion acceptance, sales approval, maintenance and use. The main responsibilities of each stage are as follows:
1. Preliminary design stage
(1) Plan and analyze the overall design concept of the green building project, determine the project objectives, analyze the technical measures and implementation strategies suitable for the project, and report the design concept to Party A;
(2) analyze and sort out the engineering data, and make clear the scope of change of the engineering construction drawing and related schemes;
(3) According to the design objectives and concepts, complete the pre-project plan, investment estimation and star rating;
(4) Provide Party A with the pre-assessment report of the green building of the project.
(5) Provide the feasibility analysis report of green ecological technology confirmed by Party A, including how to adjust the existing scheme, application scope, application effect, manufacturer and case information, economic analysis, construction period, etc.
(6) Provide Party A with the feasibility study report on the green building of the project.
2. Deepen the design stage
(1) Determine the technical requirements to be achieved by the project according to the star target confirmed by Party A and the star self-evaluation conclusion of the green building;
(2) According to the work plan and progress of the project, complete the consulting work of deepening design with architectural design, electromechanical design, landscape design, interior design and other related majors. Complete the technical and economic analysis of the design scheme; And implement the technical points, economic analysis and related products of the adopted technology;
(3) Party B will participate in the technical guidance of the whole construction drawing improvement and modification stage. According to the determined design scheme, Party B will provide relevant technical documents to guide the construction drawing design to integrate green building technology and detail concept. Provide suggestions for the modification and improvement of construction drawing scheme and guide construction drawing design;
(4) Complete all kinds of simulation analysis required for star certification of green buildings, and provide corresponding analysis reports;
(5) Provide Party A with the technical report on the green building design scheme of the project.
3. Determine the declaration stage
(1) according to the requirements of "green building evaluation standard", complete the analysis report of each scheme;
(2) Assist Party A to complete the application for green building design evaluation and appraisal certification, compile and improve relevant application materials, and conduct on-site expert hearing and defense;
(3) Presided over and participated in the evaluation, communicated with the evaluation unit, and gave feedback and explanation on the evaluation opinions;
4. Project construction stage
(1) Conduct green construction training for construction enterprises and real estate enterprises, and introduce the policies, connotations, requirements, technical specifications, organization methods and influences of green construction.
(2) Green construction planning consultation: make overall planning and green construction project planning for green construction of construction enterprises and real estate enterprises, guide the formulation of green construction objectives, determine relevant green construction measures and formulate green construction organization plans.
(3) Guidance on the implementation of green construction projects and evaluation of green construction planning schemes, and assistance in green construction of projects.
(4) Assist enterprises to realize the evaluation of green construction projects as planned.
5. Operation coordination stage
(1) Organize managers and operators of property companies to introduce green building technology and train green property management knowledge;
(2) Obtaining evidence for operation management, compiling corresponding record forms, guiding the operation of property record systems and equipment, regularly reviewing operation records, and monitoring the whole process of building operation to meet the requirements of declaration and on-site verification;
(3) According to the specific conditions of the project, guide the property management company to formulate the corresponding management system.
6. Operational evaluation identification declaration stage
(1) According to the evaluation standard of green building, complete the analysis report of each scheme of green building and the overall deepening scheme report;
(2) Assist Party A to complete the application for green building evaluation and certification, compile and improve relevant application materials, and conduct on-site expert defense;
(3) communicate with the evaluation unit, feedback and explain the evaluation opinions.
