One: What is LDK?
No matter where you look up the rental information, you will see words like "3DK", "3LDK" or "2DK". These numbers and letters represent the layout of the house. L stands for living room, D stands for dining room, K stands for kitchen, and the number in front stands for the number of rooms. Sometimes you will see "1R" or "1K". "1R" means that there is only one room, and the room and the kitchen are also connected together, and "1K" is also a room, but the kitchen and the bedroom are separated by a door. Generally, the bedroom of a house is 6 tatami sheets, which are called 6 stacks. 1 stack is 1.6 square meters, so the room is about 9.6 square meters. Rooms can be divided into western and Chinese styles. Western style is wooden floor, Chinese style is tatami. Students who live in harmony should pay attention to the need to replace tatami when moving, and the expenses need to be paid by you. Generally, the price of a tatami is around 8000 yen.
Two: What expenses will be involved in the process of renting a house?
Let's take a look at what fees we need to pay when we check in.
1. Rent
The amount of rent depends on the age, structure, decoration and convenient transportation. The better the conditions, the higher the house price.
Step 2 deposit
Deposits in Japan are called deposits. About 1-2 months rent. After the rent is withdrawn, the landlord will inspect the house, the cleaning cost of the house and the cost of changing tatami. If there is any damage, deduct money from here and make up more.
3. Intermediary fee
If you look for a Japanese agent to see a house, the agency fee is definitely inevitable. The agency fee is usually one month's rent.
4. Gift money
"Receiving gifts" is different from the domestic system. The tenant needs to pay the landlord 1-2 months rent before moving in. The more advanced the house, the more expensive the gift money may be, which is also a means for the landlord to prevent tenants from checking out frequently.
5. Fire insurance
When renting a house in Japan, this item must be purchased. You need to pay the insurance premium once a year, and the price is about 1-20000 yen.
6. Lock replacement fee
When you live in a new house, you will want to change the lock for safety reasons. The cost of changing locks is1-20,000 yen, and a good apartment may cost more. If it is expensive, you can discuss it with the landlord, and some landlords will not force the lock to be changed.
Generally, the initial cost of renting a house is rent+deposit+gift+agency fee+insurance fee+management fee of some apartments, so the cost of renting a house is very high. Students who want to rent a house must choose a good house and location before deciding.
Three: the type of house
There are about four kinds of houses for rent in Japan. They are called clubs for the elderly and students.
Let's introduce マンション first. マンションンンンンンンンンンンンンン. Generally, the basement is the lobby, and it is a relatively safe choice to have a key or password to enter and exit the gate. Of course, the rent will be more expensive, and the deposit and gift money are inevitable.
ァパート is a little cheaper, the appearance is not as high as マンョンント, and there are 2-3 floors. ァパート There are also many apartment types, including 1-3 rooms, and even single rooms are equipped with kitchen and bathroom facilities. The general "ァパート" has been built for a long time. The house is relatively old, the floor is relatively low, the safety protection equipment such as earthquake resistance is not very good, and the sound insulation is poor. Although the rent is cheap, the general gift money and deposit are inevitable.
Dormitory is a dormitory specially provided by enterprises or schools for members and students. Mainly single rooms, equipped with furniture, refrigerators, air conditioners and other large electrical appliances. The kitchen and bathroom are public, and there will be administrators at the entrance of the first floor to provide living security for the residents. Many schools in Japan don't have dormitories or the number of rooms can't meet all the students in need. If you want to stay, you need to apply in advance. However, some occupants are strict with students, have access control, and their private lives are not free. Because of good management, the monthly rent will be higher
The form of the student hall is similar to that of the old one, except that it is provided by the government and the house is relatively old. The management industry is strict. Generally speaking, you can only live for about a year, so the mobility of people is also great. However, clubs generally do not need a gift deposit, and the rent is relatively cheap, which is more suitable for short rent.
Four: Matters needing attention
1. It is best to find a formal big company when you come out to find a house. It may cost more money, but it is more reliable and will not be cheated. Never give your seal, certificate and passbook to others for safekeeping, whether renting a house from Japanese or China.
2. You need a guarantor when renting a house. First of all, you have to ask the school if it can guarantee. If not, you can only find a guarantee company at your own expense.
3. To know your own needs, you can't be greedy and cheap, and forget what kind of house you originally wanted. A bad house will affect all aspects of your life if you live for a long time.
When signing the contract, you must read it carefully. If you plan to sublet it to others in the future, check whether it says "subletting is forbidden" in the contract, and pay attention to whether you can keep pets, use musical instruments, indoor structure and management fees. If you know students, you can look at the company that provides gas. Some companies charge very high fees, ranging from six to seven thousand yen or even tens of thousands of yen a month.
Check the quality of the house when you look at it. If there is any damage, you should mention it in time, otherwise it will be deducted from your deposit in the future.
6. Generally, renting a house outside will not have furniture, ranging from refrigerators and washing machines to light bulbs. You can ask seniors to buy second-hand furniture from them, which will save money.
Tips: It is also important to rent a house and practice Japanese well. You can talk to the landlord agent more, and you may not be able to get rid of the landlord's gift money.
I wish everyone can find a good house they like!
