On April 3, Foshan Housing and Urban-Rural Development Bureau made another move, and issued the Notice of Foshan Housing and Urban-Rural Development Bureau on Further Strengthening the Supervision of the Real Estate Market overnight (hereinafter referred to as the Notice), demanding to severely crack down on the illegal acts of development enterprises and intermediaries, such as unreasonable splitting of the total price of commercial housing, false decoration, inflated decoration price, and bundled sales of parking spaces (garages) in order to avoid real estate control measures.

For projects with the above problems, the relevant departments will suspend their online signing and order them to suspend business for rectification. The "Notice" pointed out that from now on, Foshan will strengthen daily supervision while ensuring the completion of real estate regulation and control tasks, and adopt systems such as daily inspections, regular spot checks and special inspections. It is found that there are unreasonable splitting of the total price of commercial housing, false decoration, false increase of decoration price, bundled sales of parking spaces and other projects. Suspend the online signing of the project and order the project to suspend business for rectification. At the same time, illegal projects will be required to return the inflated part of the money to the buyers.

The "Notice" also clarifies that in order to better crack down on illegal activities in the real estate market, the housing and construction departments of all districts will jointly carry out special rectification with the departments of industry and commerce, development and reform (prices), and local taxes to form a joint force and do a good job in the supervision of the real estate market. For illegal cases in the real estate market with bad influence and serious consequences, they should be exposed to the whole society through the news media, and a system of regularly submitting typical cases should be established to increase the shock of illegal acts in the real estate market by real estate development enterprises and intermediaries.
