The housing property registration department must determine the housing information on the property certificate, and the surveying and mapping table is an important basis for marking the area and must be carried. Therefore, property buyers must apply to the housing area measuring station designated by the developer and receive the surveying and mapping form. Property buyers can also bring their personal ID cards directly to the developer, or apply to the registration department for surveying and mapping the housing area.
4. Obtain relevant registration documents from the developer.
Applying for a permit requires many kinds of documents. Property buyers should consult relevant departments in advance when filling out the application form, and make clear what necessary application documents need to be collected so as to make full preparations at one time. The relevant documents mainly include the purchase contract, the house settlement form, and the copy of the big house property certificate. The place that needs the seal of the developer cannot be left.
5. Pay related expenses
The public * * * maintenance fund is collected by the community office in the area where the property is located, and the property buyers (some cities) can also collect the public * * * maintenance fund from the bank. Buyers should pay special attention to: whether it is collected by the community office or by the bank, they should keep the payment voucher. The payment voucher of these two payments is a necessary document for handling the real estate license. Once lost, it will affect the acquisition of the real estate license.
6. Submit the application materials within the specified time and obtain the house property right certificate.
The materials to be submitted include: surveying and mapping form, housing registration form and household registration book; Bank's prepayment certificate; Housing sales contract; Deed tax payment certificate; Some houses have submitted agreements; Special receipt for special maintenance funds; An application form stamped with the official seal; Identification certificate of the buyer; Confirmation of the house number, the measured area of the house and the settlement of the house price by the buyer and the seller who signed the pre-sale contract.
After submission, the buyer holds the Notice of Obtaining Certificate from the management department and obtains the real estate license according to the time specified in the notice.
During this period, stamp duty (decal), property registration fee and production fee need to be paid. Property buyers should carefully check the information on the real estate license when paying the corresponding fees, especially the area, location, owner's name, ownership status and other information.
