Single (single income) personnel apply for loans, and fully consider the factors such as the job stability, repayment ability and down payment ratio of borrowers and guarantors to determine the loan amount, but the maximum amount is not more than 300,000 yuan.
When determining the loan amount, the borrower's repayment ability should be fully considered. On the premise of ensuring the borrower's basic living expenses, the upper limit of the proportion of monthly repayment to (family's) total monthly income is controlled at 50%-60%.
The sum of the same set of housing withdrawal quota and loan quota shall not exceed the total housing price.
The unit price of existing houses is approved according to the sales price of the developer; The unit price of second-hand housing loans is confirmed in principle according to the deed tax base approved by the tax department at the time of housing transaction. Combined with the market situation, location, floor, depreciation, structure and orientation of the transaction house, the risk prevention and control price is determined.
The term of the house purchase loan shall not exceed 30 years at the longest. The loan term shall not exceed 5 years after the statutory retirement age stipulated by China.
If the loan term is one year, the loan amount shall not be higher than its repayment ability in that year.
During the period of individual housing loan, the interest rate of housing provident fund loan announced by the People's Bank of China shall be implemented and adjusted.
