How to operate my Nanjing rental record?

Online processing:

Compared with offline processing, online processing does not require the presence of the landlord, nor does it require the landlord to sign a power of attorney.

Handling materials: rental contract, real estate license, landlord's ID card, landlord himself (because the landlord needs to use app for filing).

(1) Both parties need to download' My Nanjing app' and register an account.

(2) Landlord operation process: Open' My Nanjing', search' Nanjing Real Estate', and click to enter.

Then click' House Lease' and click' Lease Filing' to enter the' House Lease' page.

There is no record when renting a house, and there is no contract information on this page. Click on "Makeup Record" below. Fill in some information on the real estate license, such as the location of the house and the unit number of the real estate. There will be many' next steps' when filling in the information. Just fill in the information in order.

After that, you have to fill out the lease contract. The information can be based on the purchase contract signed between you and the landlord. If you consider paying taxes, you can discuss with the landlord and make appropriate changes to the rent amount. Contract1* *13, fill in and sign it. After submission, the' House Lease Registration Certificate' will pop up, and the screenshot will be saved. The landlord's operation ends here.

(3) The tenant's operation process: click on the' Lease Filing' page like the landlord through' My Nanjing', and then there will be a contract like the landlord, which can be confirmed step by step. After the contract is confirmed, click' Apply for Record'.

At this point, the online application process is over. With this lease filing certificate, you can apply for' lease subsidy' or' residence permit'.

Offline processing:

Processing materials: original and photocopy of real estate license, original house lease contract, original and photocopy of ID cards of both parties to the lease.

For offline processing, the landlord needs to go to the street office where the house is located with the original real estate license, ID cards of both parties and rental contract. Where to go, you can call the Housing and Construction Bureau for telephone consultation.
