First, the purchase qualification

Families who meet the purchase qualification of this city according to the purchase restriction policy can buy self-occupied commercial housing. Eligible families can only buy a set of self-occupied commercial housing. No longer subject to the territorial restrictions of districts and counties, you can buy a house across regions.

Second, the priority purchase conditions

Families that meet the following conditions can give priority to purchase:

(1) Families (including couples and minor children) with household registration in this city, among which singles must be at least 25 years old.

Three. Xing Tao area and price standard

The order of house selection is determined by public lottery organized by real estate development enterprises. The lottery should be notarized throughout the process, and accept the supervision of the district and county construction and housing management departments.

(3) When registering the ownership of self-occupied commercial housing, the registration department shall register the nature of the housing as "self-occupied commercial housing".

Can you sell your house?

If the purchaser of self-occupied commercial housing has obtained the house ownership certificate, it shall not be transferred within 5 years in principle. If the purchaser transfers the house ownership certificate five years later, if there is any appreciation, the land income and other prices shall be paid according to 30% of the price difference between the commercial housing in the same lot and the self-occupied commercial housing at the time of purchase. After the purchaser transfers the self-occupied commercial house, he may not buy the self-occupied commercial house again.

How to buy your own house?

Required materials: (1) Original and photocopy of ID card, marriage certificate and household registration certificate of the applicant and family members, as well as family purchase application form and commitment letter for purchasing self-occupied commercial housing; (2) The active servicemen of the troops stationed in Beijing and the families of the active armed police should also provide the original and photocopy of the military (police) identity documents (military officer's card and police officer's card); (3) A family holding a valid Beijing work residence permit shall also submit the original and a copy of the Beijing work residence permit; (4) Families waiting for affordable housing and price-limited commercial housing should also submit the original and a copy of the Notice of Beijing Urban Residents for Filing Affordable Housing/Price-limited Commercial Housing.

If it is a collective account, a copy of the first page of the collective account should be provided and stamped with the official seal, and the original and copy of my page should be provided. The marital status in the household registration book provided by the purchaser and his spouse (if married) should be consistent with the marriage certificate submitted.

I am present: you must be present in person when buying a house. If you can't be present for special reasons, you can entrust others to choose a house on your behalf. Two people in a family: only two family members in each family can enter the house selection site to choose a house. The time limit for each house selection is no more than 2 minutes. When choosing a house, the staff will call the name of the person who chooses the house in the order of drawing lots. If the person who chooses a house is not present or does not respond, it will be regarded as late, and the staff will ask the next person who chooses a house to choose a house in order. Payment of down payment: after the house selection is completed, the purchaser pays down payment of 100000 (one hundred thousand yuan only) and signs the subscription book. Only 1 bank savings card marked "UnionPay" can be swiped at the house selection site (credit card is not allowed). In order to ensure the smooth payment, it is recommended to deposit at least 2 days in advance and deposit more 10 yuan. Cash and passbook are not accepted on site, and the deposit is included in the purchase price. If the purchaser fails to pay the full deposit within the specified time, it will be deemed as giving up the qualification for this house selection.

Signing: After completing all the procedures of house selection, the house-selecting family should sign a pre-sale contract for commercial housing in Beijing with the company, and pay the purchase price within the time stipulated in the subscription book. If the family fails to sign the pre-sale contract and pay the house purchase price within the agreed time, it will be deemed as giving up the qualification for this house selection.
