Recently, four old factories in Dongguan have to be rebuilt, involving Houjie, Mayong and Tangxia.

Dongguan Fensheng Electronic Technology Co., Ltd. reformed the old factory building of Dongguan Fensheng Electronic Technology Co., Ltd. located in Dabu Village, Machong. The east and west sides of the project are bounded by rivers, with Chuangye West Road in the south and Mayong River in the north, covering an area of about 1 1.67 hectares. Among them, the planned residential building area is about 223,500 ㎡, and the planned purpose is residence, education and related facilities. There are 24 classes in primary schools, covering an area of 65,438+330,000 ㎡.

02 Tangxia 1.88 million square meters "Work-to-Housing" Project

Dongguan Dajiang Real Estate Development Co., Ltd. (actually a subsidiary jointly established by Zhonghui Xiyuan and Huatang Investment) has carried out land transformation on the "old factory building" at No.3, Hongye Beishi Road, Sicun Community, Tangxia Town, with a total area of 1.8833 hectares, all of which belong to state-owned construction land, and the current land is an industrial factory building.

The transformed land will be transformed by the original land users themselves (that is, Dongguan Hu Da Real Estate Development Co., Ltd. invested 200 million yuan to transform itself). It will be used for second-class residential land, with a construction area of 18833.56 square meters, a plot ratio of 2.5 and a construction area of 47083.9 square meters.

Houjie town 45,000 square meters "replacing houses with work" project.

Dongguan Baode Real Estate Development Co., Ltd. (actually jointly developed by Dongguan Vanke Real Estate Co., Ltd. and Guangdong Zhongtian Industrial Investment Group Co., Ltd.) transformed the "old factory building" land at the intersection of Housha Road and Jixiang Road, and created an "industrial-to-residential" plot of about 45,000 square meters. The total land area is 4.49 16 hectares, all of which are state-owned construction land.

This plot is currently used as industrial land and has been used by Dongguan Jinfeng Furniture Co., Ltd. since June 2005 165438+ 10. The original building area is 4345 1.6 1㎡, and the existing building has been demolished.

Dongguan Baode Real Estate Development Co., Ltd. will invest 240 million yuan to transform itself. After the transformation, the land use is the second-class residential land, with the construction land area of 449 1.6㎡, the plot ratio of 1.2 and the construction area of 53,898.96 ㎡. And a 18 kindergarten with an area of 7040㎡ and a building area of not less than 4320㎡ will be built by the transformation subject, and will be handed over to the houjie town municipal government for free use after completion.

04 Houjie 65438+600,000 square meters "Work for Relief" project

Dongguan Banghao Industrial Investment Co., Ltd. (actually jointly developed by Dongguan Vanke Real Estate Co., Ltd. and Guangdong Zhongtian Industrial Investment Group Co., Ltd.) rebuilt the "old factory building" on the north side of Xiner Road in Xintang Community Park, houjie town, with a total area of 1.6 1.832 hectares, all of which belong to state-owned construction land.

This plot was transformed with a capital contribution of 65.438+0.8 billion yuan from Dongguan Banghao Industrial Investment Co., Ltd.. After transformation, the land use is the second-class residential land, with the construction land area of 16 183.2 square meters, the plot ratio of 1.8, and the construction area of 29 129.76 square meters. Within the scope of the property right certificate, 4,368.8 square meters of land outside the transformation scope will be handed over to the houjie town Municipal Government free of charge.
