How long can the new real estate license be transferred?

There is no time limit for property transfer. As long as the real estate license is handled through legal channels, the property can be transferred at any time. The specific process is as follows:

1. The buyer chooses a reliable intermediary to match the bridge, and the intermediary leads the buyer to visit and understand the overall situation and property rights of the house, and requires the seller to provide legal documents, including real estate ownership certificate, identity certificate and other relevant documents;

2. After the buyers and sellers reach an agreement through consultation, the intermediary and the buyers and sellers sign a house sales contract in triplicate. At the same time, it is necessary to provide legal documents of the house, the buyer can pay the house purchase deposit, and the buyer and the seller sign the house sales contract;

3. Both the buyer and the seller need to apply to the relevant real estate department for transfer, and the documents can be verified before the transaction can be carried out;

4. You need to pay the corresponding taxes and fees according to your own situation. Generally divided into deed tax, business tax, personal income tax, stamp duty and so on. The composition of taxes and fees is more complicated, depending on the nature of the transaction house. For example, the tax composition of commercial housing such as housing reform, rebuilding and demolition, and affordable housing is different;

5. Both parties need to go through the formalities of property right transfer and transfer in the relevant departments, and the buyers need to apply for a new property right certificate with the notice of obtaining the property right certificate to the issuing department;

6. After all the above steps are completed, the buyer pays off the house price and obtains the house ownership certificate, and after the seller delivers the house and settles the property fee, water, electricity and gas fees, all the second-hand house sales contracts between the two parties are fulfilled;

7. Both parties to the transaction can go through the formalities of contract signing only after the property right status of the transaction house, the purchase object and the examination and approval authority set by the transaction department in advance are reported to the relevant real estate departments for examination and approval step by step.

Legal basis: Article 209 of the Civil Code of People's Republic of China (PRC).

The establishment, alteration, transfer and extinction of the real right of immovable property shall take effect after being registered according to law; Without registration, it will not take effect, except as otherwise provided by law.

Natural resources owned by the state according to law may not be registered.

Article 2 15

A contract concluded between the parties on the establishment, alteration, transfer and elimination of the real right of immovable property shall come into effect upon the establishment of the contract, unless otherwise provided by law or agreed by the parties; Failure to register the real right shall not affect the validity of the contract.
