If you want to rent a store, how can you negotiate the price with the landlord?

Talk about the rent price. Before bargaining with the landlord, you must first set an acceptable maximum price in your mind, which must be: ① You think you can definitely afford it; 2 whether the budget and estimate are profitable; (3) Inquire about similar facades nearby to see if the prices are basically the same. Then, according to the highest rent price set by myself, compare the rent price given by the landlord and negotiate the price after weighing.

Talk about the mode of payment. The most common ways to pay rent are monthly settlement, regular payment and one-time payment. If the landlord wants to share a certain percentage of profits according to your business situation in addition to the fixed monthly rent, you can use monthly settlement, so that you can settle the account in time without delaying and increasing the calculation difficulty; Some facades have been rented for a year or two, and then they have to be renewed, which often increases year by year according to a certain proportion. In this case, it is best to pay them once every six months or once a year, so that once you have a new store or have the intention to change careers, you will not lose the deposit; Other stores are rented for a long time, and the rent is 10 to 20 years. If you have enough money and are optimistic about the store you have chosen, you can also pay the rent of 10 to 20 years in one lump sum, which not only avoids the worry that the facade will be dug away by others at a high price in the middle, but also is not affected by the increase in rent.

Talk about additional conditions. When negotiating with the landlord, in addition to talking about rent, we should also pay attention to the relevant additional conditions. First of all, you should have a clear understanding of the existing situation in the storefront before renting, and then through consultation, ask the landlord to carry out basic decoration on the facade room before renting, such as removing the original scrapped equipment and decoration, carrying out basic repair on the roof, floor and wall of the storefront, and adding or maintaining water and electricity facilities. Or ask the landlord to bear the corresponding expenses and deduct them from the rent. In short, try to save money. At the same time, you can ask for a deposit exemption through negotiation. The deposits of facade houses in some prime locations are often considerable. Although the money will eventually be returned to you, if you continue to operate, the money will stay there and die. If we talk well, it is entirely possible to unload it. In addition, you can also ask for a delay in paying the rent through negotiation. Try to reduce the initial rent, and then pay according to the standard after the business is on the right track for a period of time to make up the difference in the previous period. As long as your words are carefully and reasonably analyzed to the landlord and you can actively limit the extension period, some reasonable landlords will agree.
