Now let's talk about the lessons we did before renting a house:
Find a reliable house lease contract online and read its terms carefully. Even if you can't find out word by word, you should find out the terms that restrict your own advantages and disadvantages more strictly.
Be careful when looking at the house. Two people should go down step by step in the order of bathroom, kitchen, living room, bedroom and balcony and make detailed records. If there is any problem with the house during this period, please consult with the landlord as soon as possible, or modify or record it in your supplementary terms, otherwise these may be detained when handing over the house.
Describe in detail the points that should be paid attention to in each room:
Toilet: whether the wall is complete and the water flow is smooth (toilet, washbasin and shower should be opened for personal use. If possible, it is best to pour a whole basin of water into the water. If the water is not smooth, it will really kill your heart), whether there is rust and water stains on the ground, if so, you need to think more and prove that this place is easy to accumulate water; 、
Kitchen: the inspection of water supply and drainage is the same as that of toilet. Every door of the cupboard should be personally tested to see whether it is easy to use and whether there is any sediment in it (if there are unclear things piled inside, congratulations on all kinds of bugs in this house), and kitchen appliances should also be routinely checked and recorded;
Combination of living room and bedroom: whether there is water stain and mildew on the wall, whether the floor has been damaged in the past, and whether the furniture (bed, wardrobe, table, sofa, curtain slide rail) can be used normally. If there is any problem, fill in the supplementary agreement. In addition, the model and production date of household appliances must be indicated in the supplementary agreement of the contract. Some things provided by the landlord are indeed dated, so it is necessary to specify in the contract that the older household appliances are really broken, the renter is not the responsible party, and the landlord needs them.
Pay more attention to the above when looking at the house. Just sign a formal rental agreement. When signing the agreement, you need to look at the house book carefully to determine whether the landlord rents the house directly. If you have other requirements for the house, negotiate with the landlord before signing the contract, and don't look for the landlord repeatedly after moving in.
At present, I have rented a house for more than two years and have no plans to change it. The most important reason is that we get along well with the landlord:
