These measures are formulated in order to standardize the assessment of the demolition of houses with collectively owned land in Hangzhou (excluding Xiaoshan District and Yuhang District) and reasonably determine the compensation prices of various houses, combined with the actual situation of our city.
First, the total compensation for house demolition consists of the compensation for house, the compensation for house decoration and the compensation for attachments.
Two, housing (including the main room, annex), courtyard, tunnel area, according to the demolition of legitimate ownership documents to determine. If the relevant area is not recorded in the certificate of ownership source, or the person being demolished fails to provide the certificate of ownership source within the prescribed time limit, it shall be decided by the original examination and approval authority or other authorities with the power of examination and approval according to law.
Three, the amount of housing compensation is the product of the total score of housing compensation and the score. The total score of housing compensation is based on the housing sub-compensation, adjusted by the main housing sub-projects, and calculated by combining the housing compensation area with the new one.
The housing compensation amount divided by the housing compensation area is the housing replacement price.
Four, the amount of compensation for house decoration is the product of the total score and the compensation score for house decoration. The total score of house decoration compensation is calculated based on the benchmark of house decoration compensation, adjusted in the decoration process and combined with the compensation area of the house.
Five, the amount of seizure compensation is the product of the total score of seizure compensation and the score. The total compensation score of the above-ground attachments is calculated by combining the benchmark compensation score of the above-ground attachments with the corresponding land area.
Six, the above compensation score is 100 yuan/minute. In the future, according to the economic development level of our city, the municipal land administrative department shall report to the municipal government for timely adjustment.
Seven, the replacement price of new houses (settlement price), according to the relevant provisions of the municipal government.
Eight, in order to encourage the demolition to sign the contract in advance and vacate the house, the demolition can be rewarded. Before the demolition, the reward conditions and standards should be clearly defined and reported to the district government for the record.
Nine, Xiaoshan District, Yuhang District and five counties (cities) can be implemented with reference to these measures.
