1, look at the wall.

I don't know when it started, but looking at the wall turned out to be the primary problem of house acceptance.

In fact, even houses built in the 1980s are not as fragile as they are now.

I have seen the worst house, and I found that the windows were leaking on rainy days. Only after asking did I know that the walls under all the windows in the whole building had water seepage.

It's even more frightening when the typhoon comes. What's even more surprising is that this building was built by a district land and resources bureau. It's terrible.

So it's best to check this before delivery and the day after heavy rain.

At this time, if there are problems with the wall, it is almost inevitable.

In addition to water seepage, there is another problem, that is, whether the wall is cracked.

A friend once reported that there was a door crack in his house. Later, he asked the developer, only to know that it was the elevator cargo port left during construction. Later, when I closed the door, I handled it carelessly, leaving a future trouble.

2. Check the water and electricity.

The first thing is to check whether the water and electricity in the house are connected.

Of course, for some advanced decoration, most of the water and electricity are replaced later, so sometimes these contents are not critical, but if you are not going to replace the water and electricity, then these things must be carefully checked and accepted.

Wire inspection, in addition to seeing whether it is electrified, mainly depends on whether the wire meets the national standard quality.

Then there is whether the cross-sectional area of the conductor meets the requirements.

Generally speaking, the wires in the home should not be less than 2.5 square meters, and the wires in the air conditioner should reach 4 square meters. Otherwise, when using air conditioning, it is easy to overheat and soften.

3. Check waterproof.

Waterproofing here refers to the waterproofing of kitchens and bathrooms.

Of course, some of the houses currently delivered have been declared in advance to be waterproof and need to be renovated.

If it is waterproof when it is delivered, then we need to verify whether it is waterproof.

If you don't try it before the renovation, then if you find water leakage after the renovation, then the maintenance project will be big.

You have to tear down the newly decorated floor to make a new waterproof layer.

The waterproof acceptance method is: use cement mortar as bottom beam to block the toilet door, then cover the sewage/water outlet with plastic bag, then tie it up, and then drain the water in the toilet, as shallow as possible (about 2cm high).

4. Check the pipeline. The pipeline mentioned here refers to the drainage/sewage pipeline.

Especially seven is the balcony and other sewage outlets. At the time of acceptance, take a water container in advance and then pour the water into the sewage outlet.

See if the water flows smoothly.

Why do you accept this? Because in the process of construction, some workers often "steal" this job when cleaning.

Pour some cement residue into the drain pipe and drain it away. If the cement is sticky, it will block at the elbow, which will make drainage difficult.

There is another situation, but it has nothing to do with acceptance.

That is to see if there is a water storage and odor-resistant elbow in the sewer pipe.

According to experience, if there is no water storage and odor-resistant elbow in the sewage pipe, the overall quality of the house will be scored 12.

Why do sewage pipes need this kind of elbow? Because the elbow will store water, so the odor coming out of the lower pipeline will be blocked under this layer.

If there is no elbow, the drain pipes in laundry rooms and toilets will give off a smell.

Perhaps some developers will think that floor drain deodorization is enough. Engineering practice has proved that deodorizing floor drain is far from meeting the actual needs.
