Property purchase restriction policy

The real estate purchase restriction policy restricts the purchase of houses, and a person cannot buy two or more houses in the same city. After the promulgation of "Notice of the State Council on Resolutely Curbing the Excessive Rise of Housing Prices in Some Cities", some cities with excessively high housing prices have successively issued regulations to restrict the number of sets purchased by families, which are called "purchase restriction orders". 49 cities above the prefecture level have implemented the "purchase restriction order". For example, Beijing stipulates that the purchase of houses by registered families in this city with two or more houses will be suspended, and the purchase of houses by non-registered families who have paid social security or individual taxes in this city for more than five years will be restricted 1 house. The central government can uniformly implement the basic purchase restriction order in 40 key cities designated by the Ministry of Housing and Urban-Rural Development: families with local household registration and talent residence permits in each city can purchase up to two houses. Foreign household registration and foreigners are limited to one set at most. Two purchases need to be separated by more than two years. Companies are prohibited from buying houses. This is the housing purchase restriction policy. Article 60 of the Urban Real Estate Management Law shall apply to the real estate management department of the local people's government at or above the county level for registration of real estate change when real estate is transferred or changed, and apply to the land management department of the people's government at the same level for registration of land use right change on the basis of the changed house ownership certificate. After verification by the land administration department of the people's government at the same level, the land use right certificate shall be replaced or changed by the people's government at the same level. If it is otherwise provided by law, it shall be handled in accordance with the provisions of relevant laws.
