According to reports, the maximum loan amount of the provident fund is 400,000, and the specific personal loan amount is not higher than the loan amount calculated by any of the following methods:
Method 1: Calculated according to the purchased property value:
If the first family-occupied house is purchased with a construction area of less than 90 square meters, the loan amount shall not be higher than 80% of the total price of the house purchased; If the construction area is more than 90 square meters, the loan amount shall not be higher than 70% of the total price of the purchased house; If a family buys a second set of self-occupied housing, the amount of provident fund loan shall not be higher than 40% of the total price of the purchased housing.
Method 2: According to personal account balance and deposit time:
Loan amount = (lender's provident fund account balance+spouse's provident fund account balance) × 10/0× (deposit time coefficient). The deposit time coefficient is 1-2 years1.0; 2-3 years is1.2; 3-4 years is 1.5, and more than 4 years is 2).
Mode 3: According to the borrower's repayment ability:
If the borrower is single or his spouse has not paid the provident fund, the monthly repayment ability = the monthly payment base of the borrower's provident fund-the monthly living expenses 660 yuan.
If both the borrower and his spouse have paid the provident fund, the monthly repayment ability = (monthly deposit base of the borrower's provident fund-monthly living expenses in 660 yuan)+(monthly deposit base of the borrower's spouse's provident fund-monthly living expenses in 660 yuan).
Loan amount = (monthly repayment ability ÷ monthly repayment amount of principal and interest per 10,000 yuan corresponding to the loan application period × 10000 yuan.
For example, Xiao Wang is single. He paid the provident fund for two and a half years, with a balance of 25,000 yuan. He wants to buy an 85-square-meter house with a total price of 595,000. This is his first time to buy a house, and he wants to apply for a provident fund loan.
According to the method 1, the loan amount of Xiao Wangke is: 476,000 yuan;
The loanable amount calculated according to the second method is: 25,000×10×1.2 = 300,000;
The loanable amount calculated according to the third method is: 350,000 yuan;
In this way, Xiao Wang's loanable amount is ultimately 300,000.
How much can I borrow from the housing provident fund? Generally, the loan amount of housing provident fund will not be too high, and the specific amount of housing provident fund loans should be considered in combination with the actual situation. It is ok to buy a house and apply for a housing provident fund loan, but the application conditions are also relatively strict. It does not mean that you can apply for a loan by purchasing the housing provident fund.
