Handling process of immovable property certificate:
The first step is initial registration.
Buyers need to submit their property grade information to the housing management department within 60 days from the date of delivery, and the housing management department will handle the initial registration (ranging from 20 to 60 days). Property buyers can consult the developer for initial registration after three months, or they can inquire on the real estate transaction information network where the house is located.
In the initial registration stage, the housing management department needs to check the developer's five certificates and two books. Five certificates refer to construction land planning permit, construction project planning permit, state-owned land use permit, construction permit and commercial housing sales (pre-sale) permit, and two books refer to residential quality guarantee and residential instruction manual. Looking at the developer's five certificates and two books is a means to ensure that the developer's purchase procedures are complete and the purchase qualification is sound.
Step 2: Fill in the application form for housing rights registration.
After the initial registration is confirmed, the purchaser takes the initiative to go to the housing management department to receive and fill in the Application Form for Registration of Housing (Land) Rights. Property buyers should consult relevant departments in advance when filling out the application form, and make clear what necessary application documents need to be collected so as to make full preparations at one time. The relevant documents mainly include the purchase contract, the house settlement form, and the copy of the big house property certificate. The place that needs the seal of the developer cannot be left.
Fifth, the maintenance fund for public maintenance fund and deed tax shall be collected by community organizations in the area where the property is located (some cities), and some cities shall be collected by banks.
