According to the document, Foshan no longer restricts the purchase of commercial housing with the latest deed tax payment time or real estate registration time of 5 years.

Specifically, first, when households apply for the qualification verification of purchasing houses online, commercial housing is not included in the number of housing units they own. Second, there is no need to verify the qualification of the commercial house when handling the transfer procedures such as online signing, gift and judicial auction of the sales contract. The confirmation time includes: (1) When the stock house is traded, the seller initiates the online signing business; (2) The time for applying to the real estate registration department for real estate transfer registration if the real estate is donated between non-lineal relatives; (3) In the case of judicial auction, the date when the buyer obtained the confirmation of the transaction.
