Procedures required for real estate transfer:
1. The buyer and the seller apply for property right transfer to the real estate transaction management department with relevant materials and declare the transaction price;

3. The buyer pays the deed tax to the financial department, and the seller declares and pays the value-added tax and personal income tax to the local tax bureau. Any buyer or seller may also stipulate in the contract or agreement that one party shall pay the transaction fee and production fee to the real estate transaction management department;
4. Waiting in line for the house ownership certificate;
5. The buyer holds the new house ownership certificate and the original land use right certificate to the land and resources management department for the change of land use right, pays the construction fee and obtains a new land use right certificate.
The conditions required for the transfer of real estate license are:
1, with clear property rights;
2. The house has a legal and valid real estate license;
3. The unsecured loan or mortgage registration of the house has been cancelled;
4. The house transfer conforms to local policies and regulations;
5. Both parties to the transfer have civil capacity;
6. The intention of both parties to the transfer is true and consistent.
To sum up, the protection of real estate is to confirm and protect the owner of the house and the right to use and control the house owned by the owner through registration and transfer.
