China's "Real Estate Brokerage Management Law" clearly stipulates that real estate intermediaries and employees shall not have the following acts:
Fabricating, spreading price information, or colluding with development units to manipulate market prices by hoarding houses and speculating house numbers; Concealing the real information of house transaction from the parties, and making use of the house to earn the price difference by means of low entry and high exit; Solicit business by improper means, trick consumers into trading or force them to trade; Leaking or improperly using the personal information or business secrets of the parties concerned and using them to seek illegitimate interests; It is convenient for the parties to evade taxes and fees on house transactions and sign contracts with different transaction prices for the same house; Change the internal structure of the house and rent it separately; Embezzlement and misappropriation of real estate transaction funds; Purchase and lease houses that provide brokerage services by themselves; Providing brokerage services for affordable housing and houses prohibited from trading that do not meet the trading conditions; Other acts prohibited by laws and regulations.
If it is found that real estate intermediaries or employees have violated laws and regulations in the real estate transaction process, they can complain to them. As a consumer, you can call 123 15 to complain to the local industrial and commercial bureau or consumer association. Or complain to its regulatory authorities, such as the local housing authority or the Housing and Construction Bureau. For some large chain intermediaries, you can complain to the corporate headquarters.
Real estate agency is an enterprise that provides evaluation, agency, transaction, consultation and aftercare services for both parties in the supply and demand market of real estate development, operation and consumption. Although the ultimate goal of enterprise management is profit, as a third-party service industry, honest service is the most fundamental driving force for enterprise survival. If the enterprise does whatever it takes just for money, it will not only lose the trust of customers, but also be severely punished by the regulatory authorities, which is equivalent to breaking its own hands and feet and breaking the future of the enterprise.
In view of all kinds of chaos in the intermediary market, China's supervision of real estate agents is also constantly strengthening. As an enterprise, it is necessary to operate in good faith, while for consumers, intermediaries should report violations in time, and when their legitimate rights and interests are damaged, they should rely on the law to safeguard their own interests.
