He analyzed the connotation of the Yangtze River Delta integration, the comparison of the coordinated development of the five major urban agglomerations in the world and its enlightenment to the Yangtze River Delta integration, the influence channels of the Yangtze River Delta integration on the real estate market, and the research conclusions and suggestions. The research group believes that the integration of the Yangtze River Delta will affect the housing market through urbanization, urban positioning, industrial transfer, infrastructure, population mobility and investment. For example, in terms of public infrastructure construction, the report believes that the impact of high-speed rail on cities of different sizes in an urban agglomeration is heterogeneous, while the subway plays an obvious role in driving the local and surrounding real estate markets. In the conclusion and suggestion part, the research group pointed out that under the background of Yangtze River Delta integration, the choice of investment area for real estate enterprises is more important, whether in real estate development or housing rental market. For the rental housing market, core cities and regional central cities are the focus of investment. For the commercial housing market, we need to make strategic choices according to the development level of urbanization, urban repositioning, industrial structure, population inflow and resident population scale, fixed infrastructure construction such as subway and rail transit, and investment scale.

From the perspective of real estate, this paper studies and puts forward the idea and operation path of real estate system design in the Yangtze River Delta integration demonstration zone, and implements integration. Based on the current research trends and next work of real estate societies and related research institutions in Shanghai, Jiangsu, Zhejiang and Anhui, it will have corresponding enlightenment significance for the concrete promotion of Yangtze River Delta integration.

The first one is similar to the junction of Qingpu, Wujiang, Jiashan and other three provinces and cities, and its future may be the focus of planning. The second is to study some new areas of policy reform, including Shanghai Lingang and Nantong. The third is to study the satellite city and its related new industries.
