Beijing housing subsidy policy

First, the definition of workers without housing and workers with substandard housing.

(a) workers without housing, refers to the husband and wife who do not have state subsidies for rent, price, lease or purchase housing and fail to buy housing through various compensations (except for affordable housing purchased by individuals in full).

(2) Employees whose housing is not up to standard refer to employees whose housing is rented or purchased by both husband and wife with state subsidies, and who are approved to purchase housing through various compensations (except for affordable housing purchased by individuals in full). The prescribed standards mentioned in this notice refer to the housing area standards of employees, in which the housing of civil servants and ground staff of administrative organs is implemented according to the regulations.

(3) Housing subsidy standard for administrative organs: 60 square meters below the department level, 70 square meters for clerks and clerks with working experience of more than 25 years (including 25 years), 80 square meters for those with working experience of more than 25 years (including 25 years), 90 square meters for directors, 105 square meters for deputy directors and 65438+ for directors.

Housing allowance standard for administrative workers: 60 square meters for junior and intermediate workers and ordinary workers with less than 25 years of service, 70 square meters for senior workers, technicians and ordinary workers with more than 25 years of service, and 80 square meters for senior technicians.

(4) Housing subsidy standards for employees of public institutions: determined by each unit in light of the actual situation. Housing subsidies allocated by employees of financial departments and financial institutions shall be implemented according to unified standards. Fully subsidized institutions are allocated by the finance at the same level, and partially subsidized institutions are allocated by the finance at the same level in proportion.

Second, the examination and approval of employee housing area

(5) The following housing areas are approved as employee housing areas:

1, public housing rented by employees and their spouses according to regulations, or public housing purchased or built with funds at the cost price of housing reform and standard price (including standard price concessions) is designated as employee housing area.

2, employees and their spouses to raise funds to buy and build housing is higher than the cost of housing reform, the purchase and construction of housing area minus the deduction area, as the employee housing area.

Deducted area = (house purchase price of employees-house price paid by employees according to the cost price of housing reform in the current year) ÷ the price of affordable housing in the same location of the purchased house × the housing area purchased by raising funds.

3. Workers renting public houses (including standard rented private houses) are rebuilt or relocated, and the area purchased at the cost price of housing reform in the relocated houses is approved as the employee housing area.

4. For houses rented by two or more families or purchased at the housing reform price, the housing area shall be determined by the sum of the living area and the shared area. The formula is: employee housing area = (sum of building construction area and living room area) × sharing coefficient+living room area.

Conditions for applying for housing subsidies

According to the "Notice", households with urban household registration in Chengliu District, Mentougou District, Tongzhou District, Shunyi District, Daxing District, Fangshan District and Changping District must meet the following three conditions before they can apply for market rental subsidies. These three conditions are:

1, before the month of application 12 months, the average monthly family income is not higher than 2400 yuan;

2, apply for family members in the city without housing;

3. The net assets of families with three or less persons are 570,000 yuan or less, and those of families with four or more persons are 760,000 yuan or less.

4. Huairou District, Pinggu District, Miyun County and Yanqing County apply for market rental subsidies, and the conditions for per capita monthly income and family net assets are determined by the district and county governments themselves. Other conditions are the same as those in the above areas.
