Is the higher the room rate, the better? An unexpected answer

Housing acquisition rate generally refers to the ratio of disposable area (that is, interior construction area) to construction area (that is, sales area) of each household. Among them, the interior construction area = interior usable area+interior wall area+balcony area. Sales area (also called Xing Tao building area) = Xing Tao building area+shared public building area (commonly known as "shared area"). Generally, the occupancy rate of multi-storey buildings is 88%, that of high-rise buildings is 72%, and that of office buildings is 55%.

Actual case: the self-test area has shrunk dramatically. Did the developer default?

"The building area of this house I bought is 89 square meters, but I measured it myself and found that it is only 55 square meters." Mr. Zhu said indignantly. It is reported that before the house bought by Mr. Zhu was handed over, Mr. Zhu deliberately went to the new house to have a look. He was taken aback as soon as he entered the room. How can 89 square meters be so small? The first measurement, Mr. Zhu's data is 49 square meters. "I added up the indoor area of each room. Later, I heard from a friend that this measurement is not correct, and the construction area of the indoor wall should be added. " Mr. Zhu said that he made a special trip last week and carefully measured it back and forth. The area is still only 55 square meters.

"I bought a house so far away and wanted to change it to a bigger one. I didn't expect this area to be no different from the old houses in the city. " Mr. Zhu told reporters in dismay that he currently lives in an old house of 48 square meters in the urban area. In the past two days, he also measured it specially, and the indoor area was 42 square meters. A contrast between the two, the difference is too big, he can not help but suspect that developers have done something about the area.

According to the agreement in the house purchase contract, the construction area is 89.52 square meters, and the interior construction area is 63.85438+0 square meters. Then why did Mr. Zhu only measure 55 square meters? The building area in the original suite is different from what Mr. Zhu understood. The indoor area measured by Mr. Zhu himself does not include the area occupied by the external wall. According to the property survey code, the area of the outer wall should also be calculated, but unlike the inner wall, it is only half the area. However, Mr. Zhu still has doubts. Even if the interior construction area is 63.74 square meters, according to this calculation, the housing rate is only 7 1%. Is this room rate too low?

How to defend rights? There is no explicit provision, and the rate of getting a room depends on regulation.

Many property buyers are very concerned about the actual housing rate and are puzzled and unhappy about the greatly reduced area. So how do you protect your rights when you encounter this problem? The staff of a real estate surveying and mapping company explained that in fact, the housing acquisition rate depends on the design process and has nothing to do with the subsequent surveying and mapping work. Even in the whole country, no city will stipulate the room rate. There is no explicit provision for the rate of housing acquisition, and the constraints on developers are mainly market regulation, which makes it difficult to safeguard rights.

So how to ensure your own interests as much as possible? Experts say that to get a house price, the most important thing is to find out the "pool" area. At present, all the purchase contracts specify the interior construction area and pool area, but there is no list of pool area. Non-professionals are generally difficult to find, and even the real estate salesman himself may not be able to answer it. Developers have the obligation to protect buyers' right to know, but at the same time, buyers should do their homework and protect their rights as much as possible.
