Three. Working methods of house expropriation

The first phase of Neijiang shantytown renovation project in Dongxing District (the second batch of the first phase), and the house expropriation in 7 1 team area was carried out by means of simulated expropriation. That is, the subject of house expropriation first announces the compensation scheme (draft for comments) for public consultation, and the house expropriation department signs a compensation contract with the expropriated person with effective conditions according to the compensation scheme. During the simulated collection period, if the signing rate of compensation contract reaches 98%, the collection department will apply to the Dongxing District People's Government for a collection decision; If the signing rate of compensation contract is less than 98%, the simulated house expropriation of this project will be terminated.

After the Dongxing District People's Government of Neijiang City made a decision on house expropriation, the house expropriation compensation contract with effective conditions signed by the house expropriation department and the expropriated person automatically turned into a formal house expropriation compensation contract, and the house expropriation department and the expropriated person no longer re-signed the house expropriation compensation contract, and the expropriated person completed the relocation according to the relocation period agreed in the contract.

The compensation funds are used to purchase Jiayunting residential house developed and built by Neijiang Jiahong Urban Construction Group Company in Hongpai Road, Dongxing District, provided by the house expropriation department; If the expropriated person abandons the purchase of the designated house, he can also buy the commercial house provided by the real estate development enterprise that has settled in Neijiang shed reform residents' house purchase service center. Compensation funds are used to deduct the purchase price.

3. Other types of houses should make monetary compensation according to the market evaluation price of the houses to be expropriated, so as to terminate the property rights.

The preferential policies promised by the selling unit shall be stipulated in the commercial housing sales contract signed by the expropriated person and the selling unit, and paid by the selling unit.

(six) the collection and payment of compensation and subsidies for expropriated houses

If the expropriated person who chooses monetary compensation vacates and delivers the expropriated house from the effective date of the house expropriation compensation contract, he shall go through relevant procedures to the designated financial institution to receive the house compensation subsidy. If it is necessary to buy a house on the housing service platform for residents in Neijiang shed reform, the compensation funds shall be transferred to the special account for the supervision of the house purchase funds of the expropriated person in accordance with the relevant provisions of the Notice of the Office of the Leading Group for shantytown reform in Neijiang City on Building a Housing Service Platform to Promote the residents in shanty towns to independently purchase the main house (15).

2. If the expropriated person chooses to purchase houses for resettlement, he will only receive relocation expenses and temporary resettlement subsidies, and other compensation funds will be used to pay the house price of the purchased resettlement houses. If the compensation fund exceeds the purchase price, it shall be paid by the collection department to the expropriated person; The part of the compensation fund that is insufficient for the purchase price shall be raised by the expropriated person.
