(1) Traffic conditions
Metro Line 2 is located in the north of the project planning area, connecting Xianlin and the main city (Xinjiekou business circle). Metro Line 4 runs through the central part of the planning area. There are three stations in the planning area: Dongliu Station, Qinglong Station and Huashu Station, which connect the project area with the main city, Zijinshan Scenic Area, Xuzhuang Software Park and the future Lingshan commercial group. On the west side of the project scope, planned rail line 8 will be connected with lines 2 and 4 in the future, with planning 14 line in the north, Longpao group in the north and Kirin group in the south. On the north side of the project scope, S5 line will be planned in the future, which will connect with Lines 2 and 4 and form a group in Longtan in the east. Therefore, the rail transit of this project has outstanding advantages. The area is south to Shanghai-Nanjing Expressway, east to the Third Ring Road of Jiangnan Expressway, and west to the Bypass Expressway, which is convenient for foreign travel.
(B) Location advantages
Qinglong International Community will become a walkable international ecological new city in the future, integrating Metro Line 4, Liu Dong, Qinglong and Huashu to form a central system of "one master and two deputies", including business, administration, culture and entertainment, business and other functions. Among them, sub-center functions will be built around Qinglong Station and Huashu Station, and Liu Dong Center Group will be set around Dongliu Station, mainly for business, administration, culture and entertainment, business office and other functions, allowing high-intensity development, and will also be equipped with public facilities such as hospitals and schools. Specifically, around the Dongliu Station of the subway, the community will rely on the good external connection advantages of the bypass-Vietnam Expressway to lay out cultural creativity, information consultation, business integration and residential functions in this area, and develop in a dislocation with the Lingshan Business Center on the west side in the future to create a "creative business harbor". Around the subway Qinglong station, relying on the good landscape resources on the north side of the station, commercial, cultural, theme parks and residential functions are laid out to create a "holiday and leisure harbor". Around Huashu Station, comprehensive residential supporting functions will be laid out to create a "24-hour Lohas Harbor" for creative elites in Xianlin Sub-city in the future. In addition, building a silver-haired community and developing a pension industry will also be the characteristics of this subway town.
The Urban and Rural Planning Committee of the municipal government has agreed in principle to the urban design of Qinglong International Community. At present, the first draft of regulatory detailed planning (revision) in Qinglong area has been completed. Project materials of Qinglong International Community Infrastructure Construction Project: Project application report, energy-saving evaluation report and project feasibility study report of Jiangning District and Qixia District have been completed; Environmental impact assessment report and social stability risk assessment are under way. At present, preparations for land acquisition and demolition are under way. In the second half of this year, the region will transfer land and build 8 million square meters of second-class houses and 5 million square meters of commercial office buildings. A 200-meter-high commercial complex will be built on the basis of Dongliu Station of Nanjing Metro Line 4, becoming a landmark building of Qinglong International Community.
