After the signing of this contract, Party A suffers from the situation that one house is sold for two, one house is sold for more, property right disputes, house mortgage, etc., which hinders the realization of this contract, resulting in any right defects and quality defects in the house. All the above are breaches of contract by Party A, and Party B has the right to unilaterally terminate the contract. At the same time, Party A shall return the house payment paid by Party B within 3 days from the date when Party B proposes to terminate the contract orally or in writing, and compensate Party B for the liquidated damages of 20% of the total house payment, resulting in legal fees, etc.
3. Should the liability for breach of contract for late payment be written?
Article 8 Dispute settlement methods
Any dispute arising from the performance of this contract shall be settled by both parties through consultation. If negotiation fails, it shall be submitted to the competent court for settlement.
Article 9 Others
For matters not covered in this contract, Party A and Party B shall negotiate separately and sign a supplementary agreement. The annexes to this contract are an integral part of this contract.
Matters not covered in this contract, its annexes and supplementary agreements shall be implemented in accordance with relevant laws, regulations and policies of People's Republic of China (PRC).
On the basis of full knowledge and understanding, both parties voluntarily sign this contract, which has 4 pages in total.
This contract is made in sextuplicate, four for Party A, one for Party B and one for witness, all of which are equally authentic. This agreement shall come into force as of the date of signature by both parties and shall not be violated.
