A: The Scout Law Online Consultation will answer your question.

Generally, renting a house requires signing a lease contract. When signing a contract, relevant matters must be reflected in the contract in written form as far as possible, and any verbal commitment is deemed invalid. Disputes arising in the future also need to be handled in accordance with the lease contract, and it is recommended to treat them with caution. According to Article 48 of the Contract Law of People's Republic of China (PRC), a contract concluded in the name of the principal without agency, beyond agency or after the termination of agency, which has not been ratified by the principal, has no effect on the principal, and the other party liable may demand the principal to ratify it within one month. If the principal fails to express it, it shall be deemed as refusal to ratify it. Before the contract is ratified, the bona fide counterpart has the right to cancel the contract, and the cancellation is made in the form of notice. The right to dispose of other people's property in Article 5 1 shall be ratified by the obligee, or the right to dispose shall be obtained after the contract is concluded.
