What's the difference between ordinary houses and non-ordinary houses?

Ordinary housing:

According to the Notice of the General Office of the State Council on Forwarding the Opinions of the Ministry of Construction and Other Departments on Doing a Good Job in Stabilizing Housing Prices (No.26 [2005] of Guo Ban Fa), ordinary housing enjoying preferential policies should meet the following conditions in principle:

1, and the plot ratio of residential buildings is above 1.0;

2. Single building area120m2;

3. The actual transaction price is less than 1.2 times the average transaction price of houses on the same level of land.

Non-ordinary housing:

1, and the plot ratio of residential buildings is below 1.0 (excluding1.0);

2. The single building area is above 144 square meters (excluding 144 square meters);

3. The actual transaction price is 65438+ 0.2 times of the average transaction price of land and houses at the same level.

As long as one of the above three points is met, it is an ordinary house. It's an ordinary house.

All provinces, autonomous regions and municipalities directly under the Central Government shall, according to the actual situation, formulate specific standards for ordinary housing enjoying preferential policies in their respective regions. Allow a single set of construction area and price standards to float appropriately, but the floating ratio shall not exceed 20% of the above standards. Therefore, ordinary housing and non-ordinary housing in different regions have their own standards, and taxpayers should pay attention to local specific standards.

Non-ordinary residence means that the property can be used for business operation and residence. Because some places in China have relevant management regulations that prohibit ordinary houses from being used for business, the industrial and commercial departments have also begun to stop the industrial and commercial registration procedures of registered companies using ordinary houses. Instead of ordinary houses, they can be used to register companies, and some areas can even be allowed to engage in business activities.
