Changsha's latest purchase restriction policy

Changsha Municipal Housing and Construction Bureau, the Municipal Health and Health Commission and the Municipal Public Security Bureau jointly formulated the detailed rules for the implementation of the purchase of commercial housing by local registered households who have two or more children according to law. The policy applies to registered families with two or more children in Changsha. For families with two or more children who meet the purchase policy, the purchase index of 1 set can be increased on the basis of the original family's purchase restriction of 2 sets. Changsha household registration households do not need to pay social security or individual tax, and do not need to sign a contract or handle the third set of commercial housing in the restricted area.

Families with two or more children registered in this city who enjoy the purchase policy must meet the following three conditions at the same time: First, one or both of the husband and wife are registered in Changsha; Second, the current household registration family has two or more children and at least one minor child (18 years old); Third, children born in the air are born according to law (including legal adoption).

1. Households with registered residence in this city already have 1 house in the restricted area, and they can buy a second set of commercial housing after obtaining the certificate of immovable property ownership for 4 years. The first set of housing has not been certified or postponed for less than four years due to the developer's reasons, but if the registered households in this city have been online signed (filed) for four years, they can also buy a second set of commercial housing.

2. Commercial housing purchased by individuals in the restricted purchase area of this Municipality can only be listed and traded after obtaining the real estate ownership certificate for 4 years.

3. Suspend enterprises from purchasing commercial houses in restricted areas, and the purchased commercial houses can not be transferred until they have obtained the certificate of immovable property ownership for five years.

Three. Other relevant regulations.

1. Parents who have taken refuge in adult children for less than 2 years may not buy commercial housing in the restricted area as a separate family.

2. Minors are not allowed to buy simple commodity housing alone.

3. College students (including undergraduates, masters and doctors) who have settled in the collective account of the school are not allowed to buy commercial housing in the restricted purchase area.

4. If the husband and wife do not remarry after divorce, if either party purchases commercial housing within 2 years, the number of old houses owned by them shall be calculated according to the total number of households before divorce.
