Shanghai auction house is officially included in the scope of purchase restriction, so the purchase of auction house also needs to meet the requirements of Shanghai purchase conditions. Foreigners buy a house in Shanghai as a family, and each family is limited to one house. In other words, buyers need to have a marriage certificate first. In addition, the property buyers or their spouses should pay 60 months of Shanghai social security or 60 months of personal income tax bills, that is, payroll tax bills, in the last 63 months.

Specific provisions on the conditions for buying a house in Shanghai

1, local housing conditions in Shanghai:

(1) Shanghai singles

1) There is a room under a separate name, and the purchase is restricted.

2) There is no room under the single name. My parents and I can buy a new house if there are no more than 2 sets (including 2 sets) before 2011.30.

3) There is no room in the name of an individual, and my parents and I have more than 3 sets (including 3 sets) before 2011.30, so the purchase is restricted.

(2) Married people in Shanghai

Both husband and wife are registered in Shanghai:

Before1) 201.1.30, both husband and wife and their parents * * * have no more than 2 sets (including 2 sets) and can buy two new houses.

2) Before 2011.1.30, one spouse and his/her parents have three sets, and the other spouse has no room, so they can buy a new house.

3) Before 20 11.1.30, one of the husband and wife has three sets with their parents and the other has1set with their parents, so they can buy a new house.

4) Before 2011.1.30, one spouse has three sets with his parents, and the other spouse has two sets with his parents, so he can buy a new house.

5) If one spouse has more than 4 sets (including 4 sets) with his parents before 2011.30, the purchase shall be restricted.

One of the husband and wife is registered in Shanghai and the other is not registered in Shanghai:

1) If you purchase the first real estate license, you can be a non-Shanghai household registration person alone, but you need to provide a 5-year social security certificate or a 5-year tax payment certificate.

2) If you want to buy two sets of real estate licenses, you must have a Shanghai household registration certificate, otherwise it will be restricted.

note:

Five-year social security or five-year tax refers to the normal payment of 60 months of social security or tax within 63 months, excluding the month of signing the contract.

If the husband and wife divorce, within 3 years from the date of divorce, if either party purchases commercial housing, the number of houses it owns shall be calculated according to the total number of families before divorce.

2. Conditions for foreigners to purchase houses:

(1) Foreigners can only buy 1 (commercial housing) houses when they get married in Shanghai.

(2) Non-Shanghai families are restricted to purchase a house in Shanghai, but both husband and wife must have at least one social security or individual tax, and have paid it continuously for 5 years or more before the purchase date.

(3) The real estate of foreigners is not counted, as long as there is no real estate in Shanghai, you can buy it!

(4) Residence permit for three years (free of property tax).
