Real estate regulation is still going on, what will happen next?

Zhang Dawei: Recently, a number of control policies have been intensively introduced, indicating that the real estate control may still be strengthened. At present, hot cities such as first-and second-tier cities are likely to increase regulation and control in terms of provident fund policy, just-needed housing supply, * * property rights housing and leasing.

20 18 The regulation policy of the property market is mainly to continue to establish a housing system with both rent and purchase and develop the housing rental market. Renting and purchasing at the same time is one of the long-term policies of real estate regulation. Encouraging rent consumption, stabilizing the lease relationship and giving renters more rights are not only an important part of the scientific housing concept, but also can avoid the ups and downs of the real estate market and reduce the irrational demand for buying houses.

Recently, Wuhan, Changsha and Chengdu have introduced new policies, stipulating that families who just need it can give priority to housing selection. What do you think is the reason for adopting the lottery policy?

Zhang Dawei: The main reason for adopting the lottery policy in this round of real estate regulation and control is the tight supply and demand of price-limited pre-sale houses in these cities. Some developers not only refused to use the provident fund for property buyers, but even demanded to pay the full amount. In this case, it is even more difficult to buy a house. Although the lottery does increase the possibility of just buying a house, it can only be an indicator and cannot cure the problem. New houses with upside-down second-hand housing prices are likely to increase the number of irrational queues after opening the lottery.

What do you think will be the trend of house prices in 20 18 years?

Zhang Dawei: At present, the regulation policy of 20 18 will continue, and the housing price data of 70 cities will be obviously differentiated. It is estimated that in 20 18, the house prices in the third-and fourth-tier cities will increase steadily and slightly, and the house prices in the first-tier cities such as Beijing will continue to decrease in 20 18.
